In recent years,according to the central deployment on the strengthening of the real estate market regulation policy,the relevant government departments in all regions and conscientiously implement,and achieved positive results,the speculative investment has been effectively curbed,the real estate market is gradually stable and healthy development,especially since October 2016,China's real estate market regulation with remarkable results,the overall real estate market is relatively stable,does not appear to change radically the situation,according to the general secretary Xi Jinping proposed "the house was used to live,not to fry" purpose,the central government issued the relevant regulatory policy,the focus of regulation to adhere to the classification regulation,because of the city due to the policy,at the same time required to implement the main responsibility the local government to stabilize the real estate market.The so-called real estate regulation,is the comprehensive use of economic,legal and administrative means of macro guidance,supervision,regulation and control of the real estate industry,in order to promote the real estate market the total supply and total demand,supply and demand structure balance and overall optimization,implementation of the real estate industry and the national economy coordinated development management activities.In this paper,through the analysis of nearly 20 years in the real estate market fluctuations in the relevant regulatory policies promulgated at the same time,according to a specific situation,research and analysis of various regulatory policy and the achievements,thinking about how to collect the policy through the implementation of differentiated housing credit and tax,the property purchase restrictions,credit limit,limit the sale and the limit of such measures,through increased land supply in order to coordinate the balance of supply and demand and adopt comprehensive policies and measures,in order to effectively alleviate the contradiction of supply and demand,reasonable housing demand,stable prices especially some hot city to curb excessive price increases effect.Found through research and analysis,effective regulation and control policy to a certain need to maintain control policy continuity,stability and validity,adhere to the "the house was used to live,not for the purpose of speculation",the country should accelerate the establishment of multi agent supply,multi-channel support,purchase and rent housing system,in addition,the real the real estateregulation cannot is cyclical,not across the board,must be applied by the city policy,establish a sound long-term regulatory policy.
