| The real estate industry is the pillar industry of our country,and plays an important role in the stable and healthy development of the whole national economy and society.The real estate industry is related to the 60 industries,and the sustained and healthy development of the real estate industry is conducive to promoting social development,promoting economic growth,improving the living standards.However,in the real estate industry big step forward,not only has great economic benefits,it also brings a series of problems: housing prices rose too fast,the market supply and demand imbalance,market regulation is not in place,high energy consumption and high pollution of the mode of construction and so on,a serious impact on the sustainable development of these real estate industry.The sustainable development of the real estate industry is not only the need of the stable and healthy development of the industry itself,but also the need for the sustainable development of the whole national economy.It has important practical significance for the study of sustainable development of real estate industry.Based on this,this paper launches the research on the sustainable development of real estate industry in Hefei cityFirst of all,this paper studies the current situation of Hefei real estate industry.From the four aspects of real estate development investment,construction status,market sales status and real estate enterprises,the paper makes a statistical analysis of the development of Hefei real estate industry.And then,from the two dimensions of external environment and internal environment,this paper expounds the development environment of Hefei's real estate industry and points out that the future development of Hefei's real estate industry is facing great opportunities,but there are also some challenges.Secondly,the DPSIR model is combined with the real estate industry,Through the comprehensive collection of the factors affecting the sustainable development of real estate in the existing research results,the index system for evaluating the sustainable development degree of Hefei real estate industry is establishe;Entropy method and analytic hierarchy process(AHP)were used to calculate the comprehensive weight,on the basis of comprehensive,on the one hand,this paper finds out the key factors that influence the sustainable development of Hefei real estate industry.On the other hand,in the evaluation of the sustainable development level of the index,from the "Driving Force" and "Pressure" and "State" and "Impact" and "Response" and the comprehensive index of the six angles of Hefei real estate the industrial sustainable development level evaluation.Finally,based on the present situation of Hefei real estate industry and the evaluation result of sustainable development ability,the sustainable development suggestion of Hefei real estate industry is put forward.This thesis concludes that,first,During the period from 2006 to 2015,with the great leap forward development of Hefei's comprehensive strength,the real estate industry is in a stage of rapid development,and the development trend in the next few years will continue to exist.Second,the sustainable development of Hefei's real estate industry is faced with favorable environment,such as policy driven,urbanization accelerating and industrial structure upgrading constantly,but there are some problems,such as the housing price rising too fast,the urgent need to change the construction mode,further strengthen the market supervision,enhance the competitiveness of enterprises,and improve the supply and demand structure;with the rapid development of economy and society and the improvement of strategic position in Hefei,it will bring new opportunities and challenges to the real estate industry in the next few years.Third,from 2006 to 2015,the sustainable development level of Hefei's real estate industry is basically within the normal range,but in some years,the comprehensive evaluation of the development level is in the normal range. |
