For several years’regulation, the real estate adjustment is gradually diffusing from large and medium-sized cities to small cities, and the real estate development of third-tier cities is faced up with new challenge. In addition, after 16 years’rapid development and with the increase in mature of the real estate in the first and secondary-tier city, as well as the saturation of real estate market,the third-tier city has been the new battle land. How to avoid the third-tier city follow the first and secondary-tier city blindly and realize the sustainable development is the key issue of concern.In order to deeply look into the sustainable development level situation and the future of the third-tier cities’real estate market, this paper studies the sustainable development of Tong Xiang’s real estate market, and gets some important conclusions.First, On the basis of the deep knowledge of real estate development background and three-tier city development situation, the paper will form an overall and systematic real estate development theory system and literature review by teases the real estate and sustainable development theory and other study achievement. According to the study above, the paper deeply excavate the real estate market sustainable development and finds the following points:from the real estate price, the price volatility in Tong Xiang city is lagging the price in other surrounding cities, and has lower sensitivity to real estate policy; from the land resource utilization, in order to guarantee the plough inventory, Tong Xiang restricts the land exploration in central city; from supply and demand state, the state in 2013 was balanced, but in 2014 the real estate supply is oversupply; from the real estate marketing situation, second-hand houses sold are more than the amount of commercial housing, but the not the price.Second, Taking the Tong Xiang city as example and on the foundation of the first part, the paper establishes real estate sustainable development level evaluation indicator system from the angle of economic, society, resource environment, technology and regime. Then, the paper goes on to the job of weighting indicators and evaluation. On the basis of fully understanding the real estate development background and the marketing sustainable development state in Tong Xiang, the paper found the five main factors that influence the real estate sustainable development: economic factors, environmental factors, social factors, science and education factors and institutional factors. From the five aspects above, the paper establishes real estate sustainable development level evaluation indicator system. Then, the paper goes on to the job of weighting indicators and evaluation.Third, combining with the real estate sustainable development evaluation results, the paper will study the real estate sustainable development trend and direction, and proposes some constructive s measures and suggestions in the aspect of resource, population, macro-control, credit and loan.
