The rapid development of cities and the rapid increase of urban population have led to the rapid development of urban real estate industry in China.With the development of the industry and the change of market environment,the real estate industry has seen the trend of declining average profit margin in recent years,and the market pattern of oversupply has also caused it to be passive.In the background of lower profit,how to save cost becomes an important issue for real estate enterprises to think.As an important part of the real estate industry process,the purchase cost often accounts for more than 60% of the total cost of real estate enterprises.Therefore,this study takes real estate purchasing activity as the research object and discusses how to reduce the total cost of real estate enterprises by optimizing the purchasing mode.Through the literature review,the number of papers with real estate purchase as the research object is different.This study emphatically in the perspective of real estate purchasing mode,NF real estate company,for observation points,through the comparative analysis and embedded thinking,strategic purchasing mode to the NF's contribution to the total cost of real estate company.First,in the process of demonstration,this study shows the complexity of the external environment faced by NFReal Estate Company by using the "Five Forces Model" as an external market environment analysis tool for NFReal Estate Company's procurement activities.At the same time,the cost control theory is used as the guidance for the procurement mode selection and the boundary conditions of the mode selection are constructed.It is concluded that NFR Real Estate must make timely adjustments to the procurement model to adapt to the current competitive environment in the region.Second,after careful argumentation,by comparing the differences between the traditional procurement model and the strategic procurement model,it is found that strategic procurement has obvious advantages,such as: paying attention to enterprise strategy,focusing on customer orientation,maximizing total value,considering the overall overall situation,and focusing on long-term cooperation.To achieve win-win results,strategic partnership,comprehensive procurement management characteristics.It is concluded that strategic purchasing is a scientific choice to reduce the cost and keep the competitive power of enterprises in complex and intense market environment.For NFR real estate companies,strategic procurement and its has a strong adaptability,strategic procurement can improve NFR real estate company procurement efficiency,reduce its total cost.Thirdly,after comparing and analyzing the corresponding procurement model of NFReal Estate Company,the strategic procurement is focused on the implementation of strategic procurement.Strategic procurement is the combination of strategic development and procurement work.Therefore,the management of strategic procurement must be guided by the idea of strategic development.Strategic thinking will be penetrated into NFReal Estate Company procurement work in all aspects.
