The further development of the reform and opening up has accelerated the urbanization process in China,which has brought up the brilliant achievements of the current real estate market,and at the same time brought the high price of the urban commercial housing.This makes most people unable to purchase the ideal housing,eventually forming more and more urban inventory commercial housing.Meanwhile,the indemnificatory housing,which built for the low and middle income groups by the government,due to its low development profit,its development volume has been greatly reduced,and supply is in short supply.In December 2015,the central government put forward the concept of "Destocking",advocating expanding new consumption and digesting real estate inventory.In this context,by analyzing the relationship between future indemnificatory housing construction and commercial housing destocking,combine the post-occupancy evaluation and post project evaluation,take the post evaluation research of the existing indemnificatory housing as the breakthrough point,and try to get through the channel between them,and make some reasonable proposal for them.The thesis mainly includes the following parts:In the first part,analyzed the background,purpose and significance of the subject,based on the current research situation at home and abroad,the related basic theories are discussed in detail,and the basic research contents and framework of the subject are summarized.In the second part,summarized the main research object of this thesis,and discussed the current situation of the construction and development of Changchun’s indemnificatory housing,as well as the progress of Changchun’s destocking.Based on the present situation,this thesis expounds the strategies and methods of Changchun’s destocking and the influence of its development,which is the theoretical basis for the rear evaluation research in Changchun.It is the theoretical basis for the post evaluation research of Changchun indemnificatory housing.In the third part,starting with the connotation of post evaluation,defined the purpose,content,method and the framework of post evaluation,and elaborated the Evaluation progress.Finally,designed the process and evaluation procedure of field investigation.In the fourth part,we strictly follow the methods and procedures of the post evaluation to visit 14 indemnificatory housing districts in Changchun,and made a detailed investigation and visit to the 4 indemnificatory housing which named Xicheng Home,Fufeng Tsinghua garden,Fengyu village and Shuntong garden.Carried out a full post evaluation study to find out the advantages and disadvantages of the existing indemnificatory housing which built in Changchun.At the same time,it also verifies the rationality of the post evaluation of the indemnificatory housing.In the last part,based on the post evaluation of the indemnificatory housing district in Changchun,the author expounds the application and thinking of the post evaluation results of the indemnificatory housing,and put forward the practical significance.Through the actual transformation design practice,we will guide the future indemnificatory housing construction and the destocking work.
