Study On Land Reuse After Illegal Demolition Of Rural Buildings In Shanghai

Since 2015,Shanghai has expanded the scope of dismantling illegal structures under the guidance of national requirements and urban development needs.It has proposed the dismantling of five kinds of illegal phenomena and the dismantling of illegal structures in rural areas as its important object of dismantling.Currently,the rectification of illegal phenomena has made great strides and further researches on the subsequent reuse of illegally constructed plots in rural areas are needed.Based on the theory of urban renewal and sustainable development,this paper studies the problem of land reuse after dismantling the illegal buildings in Shanghai's rural areas by comprehensively using field survey data,interviews with related functional departments and public information.Through the analysis of five kinds of illegal phenomena in the city of Shanghai rectification,to determine the illegal use of land in rural areas and illegal construction demolition of the existence of the reality of land reuse and the general demolition of illegal construction of land after the re-use of ways.Based on the field investigation of Lu Dun Village and Shen Lu Village in Shanghai,this paper further elaborates and analyzes the present situation of land reuse after rebuilding illegal structures in two villages,the ways of reusing land and existing problems,and concludes that the dismantling of rural areas in Shanghai is illegal the main ways to recycle used construction land include rehabilitating,restoring original use and planting greening.At the same time,due to such factors as the concentration of dismantling construction of illegal buildings and the lack of follow-up work,land quality,land idleness,lack of land reuse mechanism,implementation and restriction of urban and rural planning and other problems exist after the demolition of illegal structures in rural areas.Aiming at the existing problems of land reuse after illegal building demolition in rural areas,this paper draws lessons from the practical exploration experience of land reuse after dismantling illegal buildings in Zhejiang Province and Fujian Province,and combines with the actual conditions in Shanghai's rural areas,Re-use ways;play rural idle land landscape and ecological protection functions,to complement public facilities in rural areas;to establish a normalized rural demolition of illegal construction of land reuse mechanism;implementation of illegal construction in Shanghai city after the demolition of land use information management;will be demolished After the illegal construction of land quality and idle land into the assessment range;to strengthen planning and control of rural areas to achieve sustainable development of villages and other targeted countermeasures and recommendations.
