| China's real estate industry after nearly 20 years of rapid development,some irrational factors in the process of development,mainly in house prices rising too fast is far beyond China's economic development speed.Just after the development trend of China's real estate industry,real estate developers in the period of huge profits,the cost of considering far below its attention to the brand design.However,with further fierce market competition environment,the real estate industry of meager profit era have apparently is the trend of The Times.In this period,how to reduce the overall cost of real estate development,for enterprise's survival and development has important practical significance.Although compared with the cost management such as manufacturing and retail industry,the cost of real estate development is still in its infancy.Based on this background,this paper mainly adopts literature method,the comprehensive induction,specification method,case analysis,the study of Qingdao Yin Sha Xuan development project cost control problems,mainly from the design stage,bidding stage,construction stage and the contract,the marketing stage,completion settlement stage five aspects analyzes the Qingdao Yin Sha Xuan development project cost control problems,mainly constructs the Qingdao Yin Sha Xuan development project cost control evaluation system,and with the aid of analytic hierarchy process(ahp)for effective cost control effect evaluation,finally from the early stage of the plan,construction plan,design,bidding,sign the contract link,the completion of construction link,the link of selling and link on countermeasure research.Real estate development project cost control,has been in the weak link of the study,hope that through this article research can provide a new cost control to property developers.However,under the environment of real estate recession,how to strengthen the real estate enterprise cost control to improve enterprise profits,reduce running cost has significant effect. |
