A Study On Quality Management Of Real Estate Project Of Dexiu Xuan In Tianjin

Although the relevant departments of the country have been continuously strengthening the supervision of the quality of the real estate market,but the quality of real estate projects is still relatively low.Some real estate construction companies lack scientific quality management consciousness,and also ignore the importance of quality management details and technical management,and excessively depend on the quality management system of the cooperative companies etc..How to effectively guarantee the quality of the construction of real estate projects,in order to minimize the risk of quality problems in real estate projects has become the main point of real estate and construction companies.Based on the theory of total quality management,this paper takes the project of Xh(Dexiu XUAN)of Tianshan Group as a specific research object,and do some systematic research in the quality management system of Tianshan Group Tianjin Xh project from three aspects:project quality planning,project quality control and project quality assurance system.The quality management system during the construction of Tianshan Group Tianjin Xh project was systematically studied from three aspects: project quality planning,project quality control,and project quality assurance system.The main achievements of this paper are outlined as follows:1.Quality planning of Xh project has been studied.Quality planning is based on the relevant standards and requirements to identify the quality objectives of the project and through the appropriate allocation and use of resources to achieve the project quality objectives.The process control plan includes project target quality planning,project process control planning and quality acceptance and audit planning.The overall quality objectives of the Xh project is: all qualified,the final goal includes a floor rate of more than 90% and customer satisfaction of more than 90% of the two aspects.Project process control planning is to ensure that the construction process is always in a controlled state,is to ensure the quality of the project objectives of the key.Project quality acceptance and audit planning can be attributed to construction acceptance and process control,joint acceptance and quality evaluation of three aspects.2.Quality control of Xh project has been studied.Based on the total quality management theory,this paper puts forward the quality control measures of Xh project from three aspects: project planning and quality control,the impact factors of quality control,the process management of quality control.3.Quality management assurance system of Xh project has been studied.This paper provides project the quality management and quality control security system from four aspects(quality control planning system,quality control system,quality improvement system,quality management responsibility system)to ensure the realization of the objectives of Xh project quality management.
