Research On Transformation And Regeneration Strategy Of Industrial Park Based On Urban Repair Theory

Due to the continuous adjustment of urban industry and land use structure and the large-scale replacement of enterprises and industrial land,traditional industrial parks have gradually become idle,abandoned and have a declining trend.The upgrading,upgrading and transformation of industrial parks is extremely urgent.In particular,the transformation and regeneration research of industrial parks with basic advantages and already having certain industrial scale and certain infrastructure needs to be carried out.The main work and achievements of this paper are as follows:(1)This paper summarizes the research progress at home and abroad from the aspects of land use transformation mode,transformation strategy and regeneration strategy of industrial park,gives the connotation and conceptual model of urban repair theory,and analyzes the research trend of urban repair theory based on the status quo of urban repair theory and practice research.On the basis of analyzing the necessity of industrial park transformation and regeneration,it sums up the four application methods of urban repair theory in industrial park transformation and regeneration.These include inefficient use of repair and regeneration,replacement of push-down reconstruction with incremental update,environmental pollution with ecological restoration,and large-scale replacement with small-scale supplementation.This paper explores the development trend of industrial park quality optimization,production city integration and intensive and efficient development under the guidance of urban repair theory.(2)The three industrial parks of Harbin Pingfang,Hongqi and Jidian were investigated,and the existing problems were analyzed from four aspects: land,industry,environment and public service facilities.The specific performance is: land ruin and extensive use,industrial backwardness and factory disposal,environmental pollution and ecological damage,facilities breakdown and inadequate support,etc.Further in-depth analysis from the perspective of land use,using SWOT analysis.The combination of law and analytic hierarchy method determines the strategic direction of land use transformation.The corresponding land use transformation model is proposed,including industry-led,environmentally-led and comprehensively developed land use transformation model.(3)The core content and research framework of industrial park transformation and regeneration based on urban patching theory are explored.On this basis,combined with the land use transformation model,the industrial park transformation strategy and regeneration strategy are proposed.The land use transformation strategy includes replacing land functions and balancing land use structure,integrating land resources and promoting intensive development,rehabilitating land functions and enhancing development intensity;Industrial transformation strategies include unchanged nature of land use,industry retaining second-best,retreating second-best and changing land nature,industry retreating second-best and third-best;Public service facilities transformation strategies include industrial neighborhood supplementation and optimization.Public service facilities transformation strategies include industrial neighborhood supplementation and optimization.The regeneration strategy mainly includes network sewing and industrial symbiosis,plant repair and functional renewal,and environmental restoration and landscape regeneration.
