Research On Risk Management Of Shougang Financing Housing Project

Due to the needs of the development of science&technology and economy,the number of engineering construction projects is continuously increasing in our country.And so is the scale of such projects.There are a lot of uncertainty factors in the process of planning,designing,constructing,etc.for the project itself has many characteristic features such as the long construction duration,large investment amount,a wide range of participants and complexity of the relationship among all the parts.The planning size of Construction Project of Shougang Group’s House-Building with Raised Funds is 206,721 sq.m..The exploitation and construction of each area were proceeding simultaneously.The construction in scope stretches from Jingmen Road to residential area No.1 Zhuzao Village,Shougang,and from Middle Street of Casting Factory to the North Street of Casting Factory.The scope was wide,and the period was correspondingly longer as well.Accordingly,there were variety of risks existing in each aspect of the current project.Firstly,the thesis is on the basis of the risk management theory,adopting analysis,identification and disposal on the risks of the project,therefore,mastering the techniques of risk identification and carrying out risk assessment and analysis to guard against and eliminate the risks in a timely manner.The meaning and background of risk management are revealed in the thesis.The thesis carded the research methods on the risk management,then reviewed the history and present situation at home and abroad of risk management,which provides the current research with a theoretical support.The key points of risk management is located in the analysis of risk sources.The more accurate risk analysis is,the more effective the disposal for the risk will be.Using the corresponding measures to control risks has the possibility to eliminate risks,which does have the important significance for improving the management and the investment benefit of construction.Then,according to the characteristics of the project,the thesis did the identification and classification for the risks the project was confronted with,furthermore,it did collation for methods of both the identification and the analysis which were drawn up to be adopted in the project.Next,to do with a variety of possible risks,the following assessment methods were used:subjective assessment method,fuzzy math method,the Monte Carlo Simulation and the method of Fault Tree Analysis.Subjective assessment method is mainly adopted in the project.Then the experts’ opinions were taken to carry through quantification procedures before the final disposal of the project’s risks.The process of resolving risks consists of these steps--to control the loss,to avoid,to disperse,to retain the risks,etc.Risks in the present project once happens,it will come into a great influence on the entire project.According to the personal operational experiences,the thesis analyzes the possibility of the risks in detail,combining the theory of risk management,and made a series of detailed preventive measures.The thesis summed up the common characters of risks the construction projects own through the risk identification,analysis and disposal of Construction Project of Shougang Group’s House-Building with Raised Funds,looking forward to that the methods of risk management can be applied and promoted in the similar projects,therefor to reduce the level of their risks and to make reference to them.
