Researches On The Design Strategy Of Reconstructing Nursing Home From Existing Buildings

With the rapid growth of China’s economy and the improvement of the people’s living standards,the problem of population aging has become increasingly serious.Due to the shortage of existing facilities for the elderly in all cities in China,all kinds of capital in the market have poured into the investment of elderly real estate and centralized elderly community.However,the shortage of the facilities which are closed to communities or charged for affordable price is still serious.At the same time,a large number of old factories,office buildings,hotels,hostels and schools are idle because of the adjustment of the urban industrial structure and the evacuation of the old city.Under the influence of both factors,more and more small and medium-sized pension institutions have rebuilt existing buildings into nursing homes for the aged.Through the transformation of the function of the existing buildings,it not only continues the value of the buildings,but also adds a large number of elderly communities into the city,so as to achieve a win-win result.In recent years,most researches on elderly facilities in China are about newly-built elderly facilities,and the others are about the reconstructed elderly facilities.Even there is no deeper research or description,the ideas and methods of the researches are of a great value for this paper.Combined with the previous researches and the typical cases in Shanghai,this paper shows the space model and process of the elderly buildings which is suitable for our country and discussed the standard of functional space for the aged.Next,this paper classifies the typical existing buildings in the city,and summarizes the characteristics of the types of buildings which is suitable for reconstruction.Compared the existing buildings with the standard of the elderly building and demonstrating the compliance of the existing buildings to put forward a feasible adjustment method.Through the case study and investigation on reconstructed nursing homes for aged,it summarizes the common problems of the nursing home at the present stage.Then,in order to improve the practice level,this paper puts forward the reform design strategy.It contains functional space division,fire control,original structure reinforcement,mechanical and electrical equipment,indoor and outdoor environment and so on.And then,it proposes special design for the elderly,such as barrier free design,intelligent equipment,monitoring system,building energy conservationand so on.This paper focuses on the reconstruction of existing buildings into nursing homes.Through the sorting out of the elderly space,the comparative analysis of the old building codes and the case studies,the reform design strategy is put forward.Based on the cases and practices in Shanghai,the research has a direct reference value for the reconstruction design of other mega cities in China,and it also has a reference for other small and medium-sized cities.
