Research On The Retail Business Space Formed By Functional Replacement Around Urban Rail Transit

In twenty-first Century,major cities in mainland China entered the era of rail transit.The organic combination of rail transit and urban development is an important means to promote urban spatial optimization.From the course of urban evolution,the development of the commercial space in the railway station is a complicated and iterative process which is continuously interacting with the construction and operation of the rail transit.Both TOD and SOD development mode are more focused on the development demand of the open station area from a macro view before the track line is opened.However,the commercial activities of the station will also change and grow,and the commercial space needs to be optimized and adjusted accordingly after the opening of the rail line site.The way of optimization and adjustment can be the redevelopment of "push down and rebuild".Its renewal path is sometimes a smooth way in achieving multi win.But sometimes it is difficult becouse of condition restriction of some party.The retail business space formed by functional replacement around Urban Rail Transit along Guangzhou metro line 3,with its flexibility and ease of operation,just make up the shortage of the maincommercial space,and become a supplement and continuation of the SOD and TOD development mode.On the basis of the related theories and practical experiences of the commercial space of the urban rail station and the replacement of the building space function,this paper investigates the overall distribution of the retail business space formed by functional replacement around Urban Rail Transit along Guangzhou metro line 3 and the case of the retail business center of the urban level,the zone level and the community level and explores the driving mechanism.Then I found out that it is not only the change of material space function,but also the adjustment of social relations and the reorganization of economic interests.At last I summarizes the advantages and disadvantages of the phenomenon,and puts forward some suggestions for the guidance and management of the development of the retail business space formed by functional replacement around Urban Rail Transit.
