Prefabricated buildings are known for their environmental protection,energy conservation,and speed of construction.Therefore,the state has vigorously promoted assembly buildings.For the real estate industry,the current promotion in China is not smooth,because the cost factors restrict the development of the housing.From this perspective,the analysis of the reasons for the increase in costs is a problem that has to be faced in the process of the development of integrated housing.Analyzing the impact on the cost of housing and solving these problems is the key point and difficulty to promote the development of residential housing.Firstly,this paper introduces the background of the research,the current situation of domestic and foreign research,the concept,characteristics,advantages and so on of the housing,and combs the related theory of cost control.Using the whole life cycle cost theory,and then through the specific situation,the cost of the house with the traditional cast-in-situ concrete structure is compared and analyzed,so as to achieve the purpose of analyzing the cost of the house with the assembly.In order to further understand the factors that affect the cost of housing,under the mode of strategic cost management,this paper chooses the theory of strategic cost drivers to further analyze the reasons that affect the cost of housing.Strategic cost drivers are divided into two aspects:structural cost drivers and execution cost drivers.From these two aspects,this paper explores the key factors that affect the cost of integrated housing.In order to achieve the goal,this paper uses AHP Hierarchy Analysis and Fuzzy Comprehensive Evaluation method,combined with the theory of strategic cost drivers,to set up an indicator system and evaluation model for the evaluation of the results of integrated residential cost management,and determines the influence of strategic cost control.The weight,and the factors are sequenced,and the fuzzy comprehensive evaluation method is used to evaluate its effectiveness.Finally,the model will be applied to the case of Tianshan Xincun to solve the cost control problem of the case and evaluate its application effect,Using the principle of maximum degree of subordination based on fuzzy comprehensive evaluation method,it can be seen that the final comprehensive evaluation score of the constructed model used in the project is 3.181,which is a good scope.The final results prove that the cost control of Tianshan Xincun housing,combined with the application evaluation of the model constructed by the theory of strategic cost drivers,is still scientific,and it has achieved the purpose of cost control at the strategic level.Starting from the theory of life cycle and combining with the theory of strategic cost drivers,the key points and key cost drivers of the cost control of the housing are found.On the basis of this,the author puts forward some suggestions on how to better promote the development of the housing and makes some pertinent and constructive suggestions on how to promote the development of the housing.
