Research On Cost Influencing Factors And Control Countermeasures Of Prefabricated House In Xinjiang

The 19 th National Congress of the Communist Party of China clearly pointed out that prefabricated construction is a new direction for the reform and development of my country’s domestic construction industry,and it is one of the important measures for the transformation of my country’s traditional construction industry.In recent years,the central and other local governments have also formulated new relevant policies and regulations to promote the sound and harmonious development of various prefabricated buildings.However,compared with some developed countries,the development of prefabricated buildings in China is still in its infancy.However,prefabricated buildings are still in their infancy in Xinjiang,and their proportion of new buildings in Xinjiang has not reached the expected goal.The main reasons for this phenomenon are low social recognition,imperfect technical systems and regulatory standards,lack of relevant professionals,and high costs.The fundamental reason lies in the high cost of prefabricated buildings compared to traditional cast-in-place buildings.Therefore,the use of scientific methods to determine the key factors affecting the cost of prefabricated buildings in Xinjiang is of great significance to further promote the development of prefabricated buildings in Xinjiang.First of all,based on the existing research,this paper compares the cost difference between prefabricated buildings and traditional cast-in-place buildings,conducts the work breakdown structure of prefabricated buildings,analyzes the cost composition of prefabricated buildings,and combines a large amount of literature and expert interviews.Finally,a total of 39 influencing factors were determined in five aspects: design factors,production factors,transportation factors,construction factors and other external factors.The entropy method is used to calculate the weight of each factor index,and the influencing factors of the Xinjiang prefabricated housing cost are evaluated by the fuzzy comprehensive evaluation method,and the membership degree of design,production,transportation,construction and other external factors is obtained,and the design factors are clarified the impact on the cost is very large.Then,this article takes a residential project in Urumqi as an example,through a questionnaire survey of relevant experts,combined with the weights determined in the previous article,a fuzzy comprehensive evaluation of the cost influencing factors of the project is carried out,and the design,production,transportation,construction and other external factors are obtained.The degree of subordination to determine the design and construction factors have a great impact on the project cost.According to the conclusions obtained and the actual situation of the project,the persuasiveness of the previous conclusions is strengthened.Finally,according to the evaluation results of prefabricated housing cost influencing factors and project cost influencing factors,a secondary analysis of design,production,transportation,construction and other five factors was carried out to clarify the key factors of cost control at different stages,and Measures and countermeasures are proposed for key influencing factors,which provide an improvement direction for enterprise cost control,and also provide reference and reference for the cost control of prefabricated houses in Xinjiang.
