| In recent years,China has issued a number of policy documents about fabricated buildings,the purpose of which is to vigorously promoting the development of fabricated buildings.Traditional concrete buildings can no longer meet China’s green environmental goals.Prefabricated concrete building has the advantages of green,environmental protection,less waste of resources,short construction cycle and so on.Therefore,the prefabricated building will be a new driving force for the transformation and upgrading of construction enterprises,and its development is imperative.However,at this stage,the cost of fabricated concrete buildings in China is higher than that of traditional buildings,which seriously hinders the development of fabricated buildings.Based on the above reasons,the paper focuses on the factors affecting the cost of fabricated concrete buildings,and comprehensively evaluates these factors in order to promote the good and rapid development of fabricated concrete buildings.The main research of this paper is as follows:(1)First,the prefabricated concrete building has taken as the research object in this paper,and the related theories such as prefabricated building,prefabricated concrete building,prefabricated assembly rate and fabricated concrete structural system has been expounded.Through the literature study,it has found that there are still weak points in the research on the factors affecting the cost of fabricated concrete buildings in our country.(2)Secondly,the paper has compared the direct cost difference between fabricated concrete buildings and traditional buildings by comparative analysis.The results have shown that the cost increase of prefabricated concrete buildings is mainly reflected in the production cost of prefabricated components.In addition,the cost increase varies with the prefabrication rate,and a reasonable prefabrication rate can effectively reduce the cost increase.(3)Thirdly,through the related literature research,a number of factors affecting the cost of prefabricated concrete buildings have been compiled.The index factors has been revised and standardized by questionnaire method.Finally,18 factors have been determined and divided into five categories:design factor,production factor,technical factor,policy factor and management factor.These five factors together constitute the evaluation index system for the factors affecting the cost of fabricated concrete buildings;The weight of each index has been determined by analytic hierarchy process(AHP),and the index system has been evaluated by fuzzy TOPSIS synthesis method.The results have shown that the production scale,the production of prefabricated components,the coordination of modulus,the disconnection of the industrial chain,and the prefabrication rate have the highest impact on the cost of prefabricated concrete construction.(4)Finally,this paper has proposed countermeasures for five types of influencing factors,with emphasis on promoting the EPC general contracting model to strengthen coordination and communication among various professions and improve the level of integration of design,production and decoration;The BIM technology will be applied to the prefabricated concrete building,and the information management of the whole life cycle is carried out to achieve the good purpose of controlling the cost.The influencing factors of the cost of the prefabricated concrete buildings have been evaluated by this paper,and puts forward the relevant countermeasures and suggestions.On the one hand,it enriches the relevant theory of the prefabricated concrete building in our country.On the other hand,it provides reference and suggestion for reducing the cost of prefabricated building in our country,which has good theoretical and practical significance. |
