With the acceleration of urbanization in China,real estate has gradually become a pillar industry of China’s economy.China’s real estate industry has experienced a rapid golden period of development,but also brought a series of negative effects,especially the traditional construction methods,not only waste of resources,high labor intensity,security risks.There are many accidents and serious environmental problems,which do not conform to the strategy of sustainable development.The assembling building has obvious advantages in improving building quality,saving energy,shortening construction period and improving the working environment of workers.The assembling building in western developed countries has been used more mature,while the development of the assembling building in China is still in its infancy,and some large-scale cities in China are still in the process of development.The project has made a useful attempt in the main structure of assembly building,and achieved some results,but there are still some problems,such as the low degree of centralization of enterprise organizational model,low production standardization and scale,and so on.In recent years,our government and local governments have promulgated a number of policies to encourage the development of assembled buildings,the promotion of assembled buildings has become an irresistible trend in the development of China’s construction industry.However,to promote the application of assembly building,the main obstacle facing our country is the high cost of assembly building,and the high cost is caused by many factors,including social factors,enterprise management factors and so on,so this paper mainly from the assembly building in the whole process of construction in each stage.This paper analyzes the main factors of cost increment and how to control the cost from all stages of the assembly construction process according to these factors.On the basis of reading and sorting out a large number of documents and materials,this paper first analyzes the current situation of assembly architecture at home and abroad,points out the gap between the development of assembly architecture in China and the countries that have been used more mature in foreign countries,and then summarizes the related theories of assembly architecture,such as assembly architecture.The concept,the advantages and disadvantages of assembly building and the construction process are pointed out.The industrialized nature and obvious advantages of assembly building construction process are pointed out.Then,by comparing the differences between assembly building and traditional cast-in-situ building,the cost components of assembly building and traditional cast-in-situ building are summarized.Different,put forward the present situation and shortage of the cost management of assembly building.Then it summarizes the main factors that affect the increment of assembly construction cost in all stages of the whole process,including design stage,production stage,transportation stage and installation stage,analyzes how these incremental factors affect the cost of assembly construction,and then through expert interviews and questionnaires,selects some of the factors for assembly construction.The index which has a great influence on theconstruction cost is scored.The weight of each index is calculated by establishing the model of AHP,and the weight of each level is summarized in the form of tables.Then the case of CRC Runfu Phase III Project is used to analyze how to control the cost in each stage of the case,and then the project is controlled.The cost control situation is quantified and scored by fuzzy comprehensive evaluation method,and the corresponding evaluation situation is obtained.The advantages and problems of the cost control in each stage of the project are analyzed.Finally,the measures to reduce the cost are put forward according to the main factors leading to the increment of assembly construction cost in each stage.
