Recent years,with the increasing support of the government in environmental protection and industrial upgrading,new forms of construction which is Energy efficient,environmentally friendly and sustainable construction are being promoted all over the country.At present,the extensive production methods of extensive construction tend to cause a large amount of waste of resources and pollution of the surrounding environment,and the disadvantages are increasingly prominent.As a new type of construction,prefabricated buildings can maximize resource allocation and reduce unnecessary waste.It can also greatly reduce the pollution of the construction site environment and save the labor costs in the construction site,thus achieving higher comprehensive benefits.These advantages have made assembly buildings attract much attention.The research on prefabricated buildings in China is relatively late,and the assembled building market has not yet formed a complete industrial chain.The R&D and design,component production and installation and construction parties lack a platform for extensive exchanges,and the degree of collaborative work is not high.The research and development and assembly line construction in the early stage of the production enterprise requires a lot of cost investment,which makes the enthusiasm of all parties to implement the prefabricated building is not high;the incentive and incentive policies issued by the government for the prefabricated building are not perfect,the implementation is often not strong,and the assembly is lacking.The effective cultivation mechanism of construction companies has made it difficult to implement the policy of promoting prefabricated buildings;in addition,the industry norms and industry standard systems for uniform assembly design,component production,installation and acceptance,and assembly standards have not yet been established nationwide.It is difficult for production enterprises to achieve large-scale standardized production and construction,and it is difficult to reduce costs by virtue of scale advantages.Moreover,the research on related technical systems is still immature,and the public has a certain degree of distrust of the quality of the assembled buildings.Together led to the assembly of our country The building has not been very good promotion,where the high cost of production of the most significant problems.Based on these problems,this paper first analyzes the essential difference between fabricated and traditional buildings through literature research,and determines the composition of the three major costs of prefabricated components in the production,transportation and installation of prefabricated buildings,and analyzes with specific examples.The cost difference between the two building modes;on this basis,the key factor affecting the cost of prefabricated building is the production cost of prefabricated components,and the most influential part of the production cost of prefabricated components is the fuzzy comprehensive evaluation method.The degree of standardization of prefabricated component design,followed by the prefabrication rate,followed by the technical level of the component factory personnel and the project management,the level of construction personnel,and the quality of construction.Then through a typical example of prefabricated residential building,the pre-made production cost value engineering model is established and the value coefficient is calculated.The results show that with the increase of prefabrication rate,the unit value coefficient of prefabricated components will also increase accordingly,and the production cost will decrease accordingly,which shows the feasibility of cost optimization.Finally,it is feasible based on the above analysis.Cost optimization suggestion: Prefabricated building prefabricated component manufacturing enterprises improve the standardization degree of prefabricated component design,improve the prefabrication rate,improve the professional level and automation degree of the production team,expand the production scale,and reduce the cost management control by using BIM technology.Cost;the government should also play its key role in macro-aid support and promote the development of the assembly industry.
