| In the past 40 years of reform and opening up,under the strong support of the state and policy promotion,the total output value of the construction industry and the competitiveness of related enterprises in the construction industry are increasing day by day.The development of the construction industry has contributed greatly to the country’s social and economic development,absorbing surplus labor.And the role of stimulating social employment is very prominent.However,the problems in China’s construction industry are also increasingly prominent.At present,the main problems are that the demographic dividends are gradually disappearing,resource and environmental constraints are tightening,energy consumption is high,and carbon emissions are large.The construction method of domestic buildings is mainly based on cast-in-place construction.Although it has certain advantages,it has the disadvantages of time-consuming and laborious,polluting environment and low efficiency.In foreign construction methods,more is to make batch production in the factory.The prefabricated components are transported to the construction site for combined installation.Compared with advanced construction methods,our production is mainly characterized by low efficiency,poor returns,heavy burden and fierce competition.The short-board of the construction industry has become more and more restrictive to the development of the construction industry.The transformation and upgrading of the construction mode and management mode will become The only way for the future development of construction enterprises.The extensive energy-intensive production mode of the construction industry has been seriously inconsistent with the new era development concept of the green low-carbon recycling economy.The green,energy-saving,low-carbon,environmentally-friendly and sustainable construction concept is the future direction of the benign development of building products.The prefabricated building can realize the module production and recycling of the building engineering components,and realize the centralized production of the components by industrial conditions,thereby reducing resource loss and environmental pollution.At the same time as the prefabricated building is being promoted,many problems in the process are unavoidable.A new type of project management model is needed to adapt to thedevelopment of assembly.The EPC(Engineering-procurement-construction)project general contracting mode is an integrated management mode for the design,procurement,and construction phases of the project.It can solve the problems of low integration and poor management of the fabricated building industry,and at the same time help to effectively control.Living project cost.Applying the EPC project general contracting model to prefabricated buildings is both a policy orientation and an inevitable direction for industry development.This paper combines the EPC model with the prefabricated building,and mainly makes the following points: First,it briefly describes the research content and significance,and lists the relevant research status at home and abroad.Secondly,it briefly summarizes the concept of prefabricated building and the concept of EPC mode,and compares the cost difference between prefabricated and cast-in-place components.The prefabricated building cost control system in EPC mode is established by WBS method.Thirdly,according to the three-stage work content of the prefabricated building under the EPC mode,the targeted extraction of factors affecting the cost control of each stage,in the WBS model,modular design method,AHP selection index system,JIT cost control mode,Management control measures based on cost control theory such as BIM technology and RFID technology. |
