Research On Construction Practice And Cost Of Assembled Residential Industry

In response to the relevant national policies,the construction industry is vigorously promoting the industrialization of assembled housing in line with the concept of sustainable development,but in the process of practice,the corresponding specific problems continue to emerge.In the actual construction market,most enterprises are reluctant to invest in assembly housing,because investors believe that there is no mature technology,perfect system,matching machinery and equipment,and the cost of early construction is too high,the construction of assembly housing is a compensable thing.At the same time,in the real estate market,the price of assembled residential buildings is higher than that of cast-in-place residential buildings,and consumers are not willing to buy.However,with the strong support and encouragement of the government,some representative large enterprises in the construction industry began to attempt the research and implementation of assembly housing..This paper introduces the research background,significance and development status of the construction technology and component analysis of assembled residential buildings at home and abroad.This paper makes a detailed study on the differences of construction technology and construction cost in the implementation process of assembled residential buildings.This paper introduces the general situation and technical parameters of the research object(building assembling shear wall structure residential unit),further uses PKPM software to construct cast-in-situ residential unit project with similar parameters,uses Guanglian BIM software to simulate calculation,and compares the construction cost of the two from the aspects of labor cost,material cost,machinery cost and management cost.Combining with the current situation of the construction market,this paper tries to find out the fundamental reasons that affect the difference between the two construction costs,and puts forward some economic suggestions.Through real engineering cases,we can provide real field data for therelatively immature quota of assembled building projects at this stage,clearing the bottleneck of construction cost more accurately,and promoting the further development of the industrialization of assembled housing.
