Research On Temporal-Spatial Evolution Characteristics And Transformation Mechanism Of Inventory Industrial Land In Megalopolis

The megalopolis is one of the main driving forces of social and economic development and urbanization in China.In the context of the total locked and incremental decline of land supply in megalopolis,the inventory planning has become an important means to realize the "zero growth" of the total land use planning.And the inventory industrial space would be most likely form for transformation and renewal,because of the layout characteristics and utilization efficiency in the traditional development model.In recent years,the academic and research on inventory industrial land mainly focused on concept interpretation,strategy analysis and ideas.Most of them are based on the economic significance of land,and discuss the cities in the Yangtze River Delta and the Pearl River Delta region.Tianjin,as one of the megalopolis in northern China,has low utilization efficiency of inventory industrial land and a slow transition process,need to be studied and resolvedThis paper takes the inventory industrial land in central city of Tianjin as the main research object since the middle and late 1990s.The scale evolution,the change of benefit and the spatial and temporal distribution of the inventory industrial land were analyzed in depth from 1996 to 2005 and 2005 to 2015.And the spatial analysis and mathematical statistics methods were used to analyze the core driving factors influencing the evolution from the four aspects of land use,economic society,organization mechanism and technological progress.Then,the paper studies the path patterns and temporal and spatial evolution characteristics of the inventory industrial land,discusses the main factors and intrinsic texture influencing the transformation characteristics,and summarizes the main problems in the transition.The method of qualitative and quantitative integration was used in this process to analyze the contents and methods of geography,economics,urban planning and so on.Based on the theoretical summary and empirical analysis,the main influencing factors of the spatial and temporal evolution of the inventory industrial land in the central city of Tianjin are as follows:urban population,per capita GDP,industrial output value per unit of construction land,proportion of secondary and tertiary industries,traffic factors,industrial structure adjustment,policy and planning guidance.The mechanism of transformation is an evolution process of multiple regulation with self-organization and hetero-organization,affected by the external conditions of economic-social and technological progress,which base on its own land attributes such as land conditions and location conditions.By summing up the above conclusions,this paper puts forward the inspiration of the layout and transformation of industrial land from two aspects of the central city of Tianjin and the megalopolis,in order to provide scientific planning basis for related research.
