| With the acceleration of urbanization in China,the scale and number of large-scale commercial buildings are expanding.However,large-scale commercial buildings have the characteristics of large volume,complex spatial structure and large turnover of personnel,which makes the traditional commercial building facility management methods far from meeting the requirements of modern large-scale commercial building facility management.To this end,with the advantages of BIM technology,such as information integration and visualization,based on the actual needs of large-scale commercial building facility management,the application of BIM technology in the large-scale commercial building facility management is researched,and the core functions of a BIM-based large-scale commercial building facility management system are designed and developed,and finally,a new efficient facility management mode for modern large-scale commercial buildings is proposed.The main research work is as follows:Firstly,the core functional requirements of a BIM-based large commercial building facility management system,including the overall functional requirements and the functional modules’ information requirements,are analyzed and proposed.The functional modules mainly consist of equipment management,maintenance management,financial management,space management,and emergency management.Meanwhile,in order to improve the efficiency of on-site work of facilities and equipment,record and update information in time,a preliminary plan for the application of QR code and WeChat technology in large-scale commercial building facility management is put forward.Secondly,the core functions of a BIM-based large commercial building facility management system are studied and designed.The approaches on how to achieve information integration and storage,the lightweight processing of BIM model and the six functional modules of the system is researched and proposed,and the physical architecture,function,business process,technical architecture and database of the facility management system are designed.Meanwhile,B/S structure,MVC design pattern,SSM development framework,BIMFACE model lightweight engine,WeChat public number and QR code technology,which are used in the system’s development,are analyzed and determined.Thirdly,combining with the case of a large shopping mall project,the BIM informationization model and database of the system are established,and a BIMFACE engine is used to lighten the model,and nesting into the facility management system is realized.And then,using Javascript/Java language,the core functions of a BIM-based large-scale commercial building facility management system are developed.Meanwhile,in order to further improve facility management efficiency at the spot,the WeChat public number of large-scale commercial building facility management is established and developed.By means of effectively combining QR code with WeChat technology,the inquiry and adding of the basic information,maintenance information and other information of facilities in the work site are actualized. |
