From 2006 to 2011,the real estate industry developed rapidly,because many construction companies rose rapidly,the pressure of the market competition increased.In recent years,the state has taken many measures to control real estate enterprises.Due to limited resources,the competition of construction companies has become more intense and profits have fallen sharply.How to survive in the market and increase the market share of the company is crucial for the construction industry.Construction enterprises can create maximum benefits through the management methods of"strengthen management,reduce cost,and increase benefits".In an open and transparent bidding market environment,the enterprise increases income unless it is in special circumstances,so if the enterprise wants to survive how to reduce the cost is the key to the construction enterprise.Especially for construction companies,profits mainly come from construction projects.If enterprises want to develop,reducing project costs is the top priority.Firstly,this paper summarizes the related concepts of construction cost control,and summarizes the commonly used theories and methods of cost control.Then take Z residential construction project of Z company as an example,using earned value analysis method to find out the cost deviation in Z residential construction process,and analyze the causes of the cost deviation from labor cost,material cost,machinery cost and other aspects;find out the problems in Z project construction cost management,and find out the problems in Z project cost control through management,personnel and technology.In the aspect of management,it has never established the organization structure of cost management,lacked cost prediction,did not formulate responsibility cost,lacked cost control,lacked cost analysis and did not establish cost assessment system for analysis;in the aspect of technology,it has been analyzed from the aspects of unreasonable design of construction scheme,difficult control of construction progress and lack of construction experience of EPS system;in the aspect of management,project managers lack cost control intention.Understanding,lack of experience of project managers and uneven construction personnel are analyzed.In view of the above problems,dynamic control theory and responsibility cost theory are used to analyze the causes of deviations in Z residential project by using cost analysis method.From the aspects of establishing full staff cost management consciousness,establishing cost control organization,carrying out responsibility cost prediction,determining responsibility cost budget and index decomposition,strengthening responsibility cost dynamic control,establishing responsibility cost analysis system and reference.Nuclear system,establish responsibility cost index and put forward measures.
