Recently,due to the rapid development of market economy and urbanization in China,the proportion of real estate investment in GDP has increased from 7.39% of 2003 to 14.18% in 2015.This sharp augment in capital investment made the real estate industry expanded in a large number more than high.However,in the current real estate industry,most of them lacked a unified and standardized assessment in monitoring system as well as a scientific project management system and a strict norms to review the improvement process.Which left many projects far from the desired target in practice,project evaluation,meaning the conclusion of monitoring work little.There also is a phenomenon that theoretical analysis and the actual need remains to be disjointed.To solve this problem,we need to design a realistic post-project evaluation system on the foundation of existed evaluation theories and methods on project,and enrich relevant theories as well as aggrandize the practical feasibility at the meantime.In this paper,based on literature review on existed post-evaluation theories and methods,a conclusion was summed up in post-evaluation.Then,according to the actual situation,management process and characteristics of the real estate project in Beijing;an evaluation index system of this real estate project was constructed,where the target evaluation and process evaluation are combined effectively.The analytic hierarchy process and the expert scoring method are employed to calculate the index of post-evaluation.The result of the A real estate project post evaluation was calculated via a fuzzy comprehensive evaluation method in final.According to the result,problems and proposals during the management of the A real estate project was tabled,which can lead the guidance of future improvement.The calculated result showed that this project was “suboptimal”,which means this project still remained a large room to improve.We has some pertinence suggestion in various perspectives,for instance: improving the designing management;keeping the standard of professional engineering construction drawing explicit;choosing the optimal builder to reduce costs.
