| The convening of the two sessions in 2019 brought the planning to a new stage.The meeting emphasized spatial planning and focused on the effective exploitation of urban space.The efficiency of space use is the quantification of the degree of matching between space design and usage,and is attracting wide attention in the industry.As a representative city of the old industrial base in Northeast China,Changchun lacks attention to space efficiency while paying attention to production efficiency.At present,most of Chinese research on space use efficiency stays in developed cities and urban agglomerations.This paper is a pioneering selection of the most representative business district in Changchun as a research sample,and is committed to solving the problem of quantifying and optimizing the space use efficiency of similar commercial circles.Based on the trace of the history of Chongqing Road,this paper started from the space and time to explore the spatial evolution and business transformation of Chongqing Road.Then,through the establishment of the evaluation model method,the spatial use efficiency was quantitatively evaluated,and the data was visualized by using techniques such as GIS and spatial syntax.In this paper,the DEA evaluation model was selected,and the SD evaluation method was combined with the output factors to increase the public satisfaction index,so that the evaluation process tended to be standardized and humanized.While analyzing the factors affecting the efficiency of space use,the efficiency changes of different stages of Chongqing Road were studied,and the Hongqi Street business district was compared with it to analyze the external and internal factors from horizontal and vertical.Finally,the evaluation index system was divided into four levels: business,space,behavior and landscape,and the quantitative evaluation results were obtained.According to the evaluation results,this paper proposed optimization strategies from the macro,meso and micro levels.On the macro level,it needs to optimize the external regional pattern;on the middle,it needs to optimize spatial accessibility;on the micro level,it needs to optimize internal factor allocation.At the same time,it proposed a control improvement path and guiding technical measures for optimizing space use efficiency,and provided implementable suggestions and implementation rules for relevant departments.The dynamic reshaping and efficiency improvement of commercial space is of great significance both to material space and social environment.Therefore,it is hoped that the quantitative research in this paper can provide valuable reference for similar cases. |
