With the advent of reform and opening up for 40 years,China's industrial development will enter a new development climax in the face of the continuous impact of globalization.Land as the carrier of economic development has a profound impact on China's economic development.Limited land resources promote the focus of urban development from simple extension to regional connotation.As a product of the reform and opening up,collective industrial land has made great contributions to China's economic development.With the development of China's economy and urbanization,the inefficient expansionary development of collective industrial land has gradually been incompatible with the current economic development.In this context,the renewal of collective industrial land has become the focus of urban renewal,which has an important impact on the evolution of industrial structure and economic development.At the same time of rapid economic development,we should realize that the last round of urban renewal was mainly driven by real estate development.High-profit and high-return real estate development has squeezed the space for industrial development,and it is increasingly difficult to obtain land for industrial development.The government of Shunde District has delimited an industrial land protection area with a total scale of not less than 180,000 mu.The delimitation of the industrial land protection area covers the vast majority of the industrial land in Shunde.Under this background,the renewal strategies and forms of collective industrial land will be more diversified.Based on the analysis of interest balance and quantitative analysis of collective industrial land in the renewal of collective industrial land,this paper mainly takes the collective industrial land in Shunde District under the background of the demarcation of production and insurance zones as the research object,and analyses the renewal modes of various types of collective industrial land in Shunde District,and carries out empirical research on each town.Firstly,on the basis of collecting and sorting out the relevant practice theory of the evolution of collective industrial land and property structure in Shunde District,the direction,significance and purpose of the research are clarified,the relevant concepts of design are defined,and the specific research framework and content are put forward.On the basis of studying and combing the above contents,the development process of collective industrial land in Shunde District is analyzed,and its development stage is grasped from the angle of society,economy and development situation.Secondly,the development process of collective industrial land in Shunde District is analyzed while researching the current situation of development in Shunde District,and its development stage is grasped from the perspective of society,econony and development situation.At the same time,from macro to micro,the conflicts of interests in renewal and development are discussed from three levels:government power and social power,individual collective and public interests,and renewal and development subjects.In-depth analysis is made from three perspectives:the relationship with the production and insurance areas and the balancing strategy.Differentiate the difficulty of its renewal and the guarantee of its reneval.On the basis of the above analysis,we collect and analyze relevant data to evaluate and predict the development direction of the characteristic industry development,spatial performance evaluation and Urbanization Impact of collective industrial land in Shunde District.According to its development direction,collective industrial land can be divided into three types:industrial upgrading type,functional transformation type and ecological control type.Finally,based on the above three types,three renewal modes of collective industrial land are proposed.And according to each model strategy,it puts forward corresponding empirical research on the development of collective industrial land in Shunde District.
