The construction industry is an important part of China's national economy.The benign development of the construction industry is of great significance to improving Chinafs economic structure and promoting economic development.As a new industry in the construction industry,the prefabricated building has become the future development direction of the construction industry due to its modularization,industrialization and standardization.For the construction industry,engineering pricing is an important part.How to effectively price the prefabricated building,making it conform to Chinafs national conditions,and quickly applying it to various buildings,and connecting with the intermational mainstream has become an urgent problem to be solved now.As an international mainstream information construction model,BIM technology has a close relationship with fabricated buildings.Therefore,research on how to use BIM to realize the valuation of prefabricated buildings is in line with the development direction and mainstream production capacity.In this paper,the prefabricated concrete building is taken as an example,mainly to study the BIM-based assembled construction engineering quantity list pricing model.At present,there are many problems in the pricing method of prefabricated buildings.For example,the pricing basis is not perfect,and the pricing method does not reflect the characteristics of the prefabricated building.However,the application of BIM to the prefabricated building has deviations from the measurement rules of BIM itself and the domestic mainstream pricing rules.Therefore,the paper fundamentally change the domestic mainstream engineering quantity list pricing rules,open up the BIM and domestic engineering quantity list pricing channels,and compare the classification structure of building information at home and abroad to obtain the BIM-based assembly construction project inventory decomposition structure.Based on the decomposition structure,this paper sets the content of the BIM-based fabricated concrete construction quantity list.By analyzing the reasons for the differences between BIM and China's measurement,the priority is defined,and BIM is used for direct measurement.In the process of using BIM to calculate the price of prefabricated concrete buildings,this paper analyzes the pricing information requirements,uses the associated database to expand the BIM componentization information and maps them,and finally obtains the BIM-based fabricated concrete building pricing information.In this paper,in terms of unit price composition,the unit price method with components as the basic measurement unit is established,which conforms to the componentization characteristics of the assembly-type building itself.In the end,this paper establishes a set of BIM-based ways to effectively price prefabricated concrete buildings.This paper uses case studies to demonstrate that BIM-based fabricated concrete construction engineering quantity list pricing model is achievable in terms of measurement.The research results of this paper provide some reference for the method of BIM-based assembly concrete construction engineering quantity list pricing.
