Real estate construction projects have the characteristics of long development time span,long construction cycle,large total investment and complex construction process.There are many uncertain factors in the process of development and construction.Especially with the development of our country's economy,the progress of society and the acceleration of urbanization process,people's requirements for a better living standard such as living environment are further raised.All these factors make real estate construction projects have many uncertain risk factors in the project start-up,construction preparation and construction stage,and the risk is also greater than that of other engineering projects.So,it is of great significance to implement comprehensive,scientific and effective project risk management in real estate construction projects,especially in the construction stage.This study takes Zhongdafu District Project in Nanchang as the research object,this paper analyzed the current situation of risk management in the construction phase of Zhongdafu District Project in Nanchang,and listed some practical problems in the risk management in the construction phase of Zhongdafu District Project.On the basis of scientific application of relevant risk management theory,risk management is implemented in view of the risks existing in the construction phase of Zhongdafu District Project.According to the characteristics of Zhongdafu District Project in Nanchang,this paper firstly identifies 20 risk indicators in five aspects: construction period,quality,technology,cost and safety by using brainstorming method and Delphi method,constructs the index system of risk assessment in construction phase,empowers the indicators by using analytic hierarchy process,and evaluates the whole project by using fuzzy comprehensive evaluation method.The combination of qualitative and quantitative methods improves the scientificity of the evaluation results.In view of the results of risk identification and evaluation,this paper puts forward countermeasures and specific measures to further improve the project's risk handling and response ability,reduce the probability of risk occurrence,and strive to avoid or reduce the loss caused by risk events.
