Research On The Evaluation Of The Cost Management Performance Of Large Real Estate Construction Projects

The real estate industry plays an important role in the national economic and social development,but with the development of the Chinese economy,a number of national real estate control policies have been introduced one after another,and the further strengthening of banks' supervision of financing of real estate companies,real estate companies will face increasing inventory pressure and funding pressure,this is especially true for large real estate development projects.Therefore,in order to achieve project profits,real estate companies need to strengthen cost management throughout the project.Use scientific performance evaluation methods to evaluate the cost management effect of the entire process of the project,is an effective means of cost management.The entire process of cost management is divided into six stages:investment decision-making,design,bidding,construction,completion and post-evaluation,this article analyzes the factors that affect the project cost at each stage,combined with the results of the questionnaire survey and literature research,find out the key indicators that affect the project cost at each stage,establish a performance evaluation index system for the entire process of large real estate construction projects.After that,the analytic hierarchy process is used to calculate the weights of the evaluation indexes in each stage.Finally,an AHP-fuzzy comprehensive evaluation model suitable for the evaluation of the cost management performance of large real estate construction projects throughout the process is constructed using the fuzzy comprehensive evaluation method.At the same time,the practicality and effectiveness of the model were demonstrated using actual engineering projects.Through the research on the evaluation of the cost management performance of large real estate construction projects,conducive to improving the cost management effect of large real estate projects;conducive to the informationization,scientificization and modernization of cost management of real estate projects;conducive to improving the cost management level of the project participants,promote the sustainable and healthy development of real estate companies.
