At present,Laiwu Phoenix real estate construction project has entered the construction stage.Because of the large scale of investment,the complex construction scheme and the complex management work involved in the construction process,there are many factors affecting the smooth realization of the project construction objectives.These factors are the risk sources during the construction period of the project.For the project management department,in order to ensure the realization of various construction objectives,it is the first prerequisite to identify the main risk factors in the project construction stage by appropriate methods to ensure the effective development of project risk management.It is a good way to adopt mature methods to carry out comprehensive evaluation of project risk and to understand the impact of different risks in project construction on project implementation.The main guarantee of risk management is to formulate scientific control strategies for major risk factors,eliminate them before they occur,or reduce their occurrence probability,which is the ultimate goal of risk management.This paper takes Laiwu Phoenix real estate construction project as the research object,and carries out risk management research.Firstly,the project risk factors are identified by Delphi method.The final results of risk identification include four categories and 22 risk factors.Six of them belong to quality control risk,six belong to schedule management risk,five belong to cost control risk and five belong to safety management risk.Secondly,the risk assessment of the project is carried out by using the analytic hierarchy process(AHP)and the fuzzy comprehensive evaluation method.The results show that the risk level of the project is low;the proportion of experts who think that the risk of the project is high or very high is not more than 20%,and more than 80% of the scoring experts think that the risk of project quality control,schedule management,cost control and safety management is general;and Following.Finally,the control strategies of main risks in the project are put forward.It is believed that the quality supervision mechanism in the process of material use should be implemented,the measures for handling material quality supervision negligence should be clarified,the allocation of labor force should be continuously optimized,the working efficiency of construction personnel should be improved,the safety protection management of high-altitude operation should be strengthened,the normative guidance of high-altitude safety operation should be done,the implementation of progress plan should be tracked,and the progress plan should be Plan and adjust to ensure the progress of resources.
