| In recent years,building intelligent market grows rapidly in the background of the vigorous development of real estate industry.The demand for housing has been extended from the original residential property to the modern enjoyment demand such as comfort,safety and convenience.Adapted to the higher requirements of property management in terms of timeliness,accuracy,scientific and humanization.As the management platform and tools for the property management community,the building intelligent system can effectively improve management efficiency and save costs,and has become an indispensable part of modern residential communities.With the development of the industry market,the growth of employees,the emergence of new systems and new products,and the fierce competition among enterprises,it is great significance to control the cost in the construction stage of the project,taking into account the quality,progress and cost of the project comprehensively,in order to enhance the efficiency and competitiveness of the enterprise.Taking the intelligent project of B residential district as an example,this paper introduces the theory of intelligent system and cost control,and combines Earned Value Method(EVM)and Analytic Hierarchy Process(AHP)to control the cost and schedule of the project construction phase.The main control process includes the work breakdown structure and intelligent system classification of the project,formulating the project cost plan and schedule plan,using Earned Value Method to calculate the project cost and schedule deviation and analyzing the factors causing the deviation,combined with Analytic Hierarchy Process to calculate the relative importance of the deviation factor,adopt corresponding corrective measures to achieve fine control of the cost and schedule of the intelligent project.The combination of Earned Value Method and Analytic Hierarchy Process can give full play to the advantages of Earned Value Method in project management,which can simultaneously measure project cost and schedule through monetary value.At the same time,the combination of Analytic Hierarchy Process can transform the fuzzy realistic problems into the idea of ranking relative importance of each other.Accordingly,the cost and schedule of the project can be scientifically controlled.Using the Earned Value Method to analyze the cost and schedule deviation of the project,analyze the causes of the deviation and the corrective measures that can be taken,and use the Analytic Hierarchy Process to rank the relative importance of the bias factors,so that the manager can quantify the data to correct the deviation.The priority of the measures,the efficient completion of the corrective work,and ultimately achieve the project cost and schedule control objectives. |
