| With the rapid development of economy and improvement of people’s living standards,the demand for intelligent buildings has been growing quickly.Building solutions include a variety of integrated products and the complexity of its unique characteristics and requirement.Therefore,it is necessary to control the cost,schedule and quality in project management not only from detailed design stage but also from installation and commissioning stage,in order to decrease the waste of operations and cost management,deduce unpredictable factors and risks,improve the project management,enhance the work performance,etc.For solving the above problem,this paper has given a series of methods to improve the project management of intelligent building project.This paper has taken the intelligent-building projects operation processes of company A as the research objects to define and extract the project operation sub-processes through whole project life cycle.It integrated some lean management methods and tools,such as SIPOC model,value stream mapping,and fishbone diagram to analyze and evaluate some operation processes.Then it has given some suggestions to change as-is to to-be VSM,application verification cases and some implement feedbacks,which effectively improved the operation efficiency of the intelligent building project of company A.Through an analysis on the composition of the project,this paper has identified the high proportion of the project cost,and controlled the project cost by using earned value management,producing a good result.Through the analysis of lean management tools,the previous processes have been improved,which including the purchasing sub-processes,project review sub-processes and project information communication sub-processes.This can shorten the operation period and save the cost of the projects.Based upon the analysis of the cost of building intelligent projects,it is found that the equipment and system component fee is the highest cost in the total cost composition,while the integrated cabling system,video monitoring system and building integrated systems account for more than a half of whole material costs.And most of these costs are spent in the early period of project so that it is better to start earned value management for the cost management at the beginning of the project,which can help us to decrease the risk and effectively control the cost,and to improve the operation performance.Thus it is possible to provide a theoretical guidance and practice support for intelligent building project operation management and optimization for our country. |
