| With the continuous development and transformation of the social economy,at present,the development of the construction industry in our country is worse than before.The real estate market in most cities in China is sluggish.The transaction volume has declined for several consecutive years,especially in small and medium-sized cities where oversupply has occurred.Construction has continued to increase,while market conditions have not been optimistic.Under such a big environment,construction companies pay more and more attention to the cost control in the construction process.Based on the whole life cycle cost management method,this paper deeply studies the cost management process of AL project.Taking AL project construction process cost control as the research object,this paper combines earned value method and life cycle concept into AL project cost control by using the method of combining theory with empirical analysis,and analyzes the cost changes in AL project construction process,so as to realize the cost savings and profit maximization of the project as far as possible.Firstly,this paper investigates and studies the development of the earned value method,especially the application in China,and points out the shortcomings of the research in China according to the advanced experience of foreign application.It also sums up the earned value theory and the technical method.Finally,according to the earned value analysis conclusion of AL project cost management,the causes of project cost overruns and schedule delays caused by different time nodes are analyzed as follows: in the construction process,due to various uncertainties and the interests of all parties are difficult to achieve long-term coordination and unity,coupled with the varying levels of cost control personnel.There will be various problems in the construction process.In order to solve the above problems and improve the cost control efficiency,this paper puts forward the cost control strategies for the pre-project,the mid-project and the completion of the settlement period respectively,and suggests to improve the information management system and effective cost management reward and punishment system,and pay attention to cost performance management.Through the study of this paper,I hope it can provide theoretical support and management methods for AL project to better carry out cost control work. |
