Cost management is a prerequisite for decision quality real estate development projectshave economic interests, is an important part of the real estate development project management.According to statistics, in addition to the land costs, construction stage construction andinstallation cost, development cost70%~80%, become the priority among priorities of costmanagement, is a key step in real estate development project profit or not. But the current realestate development enterprises in the project development process, the blind pursuit ofdevelopment progress, and not fully considering the relationship between progress anddevelopment cost, this situation is particularly prominent in the construction stage. How to fromtwo aspects: the schedule and cost control of the project, is a difficult problem in projectmanagement.With this problem as the breakthrough point, schedule control method using advanced cost,--the earned value method, construction control model. The earned value theory is unique in thebudget and costs to measure the progress of the project. But the Earned Value Theory in ourcountry is still in a low level. Particularly in the construction field. In this paper, through theacquisition of control objectives and the actual data of Beijing X17project schedule and cost,using the earned value method in actual project schedule and cost analysis, for cost and scheduledeviation appears, put forward the improvement measures, practical implementation, controlobjectives ultimately enable the project to the cost savings and ahead of schedule the.Firstly, the earned value were investigated and the research of the development method,especially the application of domestic and foreign advanced experience, according to theapplication, and points out the shortcomings of our study. And the theory and technology ofearned value method, summarized.Secondly, do research and discusses the common method of construction cost control, andputs forward the key and content of cost control in construction stage of real estate developmentproject and the common methods for the induction and the summary.Thirdly, according to the Beijing X17project the project actual data collection, through theEarned Value Analysis in project cost and schedule management problems and solutions, and todevelop feasible improvement measures.Finally, the theory and technology of earned value method, sumed up the experience.
