Research On Urban Building Height And Its Control

As one of the constituent elements of urban form,urban building height is an important factor to manifest urban strength and construct urban landscape.In the stage of rapid economic development,China's urban construction,guided by efficiency,carries out rapid space production,and wins the stage victory of urban construction by virtue of the high-intensity construction mode of modernism.However,the rapid construction of high intensity also brings about a series of problems,such as the disordered development of urban form and the destruction of urban style.As a component element of urban style,urban building height has become the focus of people's attention.In the context of urban transformation,building height,as the external representation of a three-dimensional urban space,has multiple value connotations.In the contemporary context,it is of great importance to understand and explain the height of urban buildings.Meanwhile,as a control index to shape the spatial form,the values and methodology of its control need to be established urgently.There are many researches on building height control methods in China,but few on the connotation and theory of building height.Therefore,the core issues of this paper include :(1)what is the essence of building height?(2)what are the characteristics of urban building heights?(3)what is the intervention on building height in the current planning control? What's the problem?(4)what is the goal of building height control and how to optimize building height control?In view of the above problems,this paper starts from the actual situation of building height,and combines literature analysis,theoretical research,current situation survey of Zhuhai and structural interview to explore urban building height and its control problems.The research perspective of this paper is more macroscopic,referring to the building height,which refers to the height of a single building and the height form of the building group and the overall height form of the city.First of all,based on the explanation of cognition,building height and control theory on the basis of combing and analysis,expounds the connotation of the value of the building height,think building highly symbolic,economy and public three attributes,and proposes the economy and public game is the focus of debate in the building height control,laid the foundation of building height and its control theory.Secondly,based on the case of Zhuhai,the development history and current situation of building height in Zhuhai are analyzed,and the evolution mechanism and current problems of urban building height are discussed.Again,in this paper,the Zhuhai municipal building height control content and control effect is analyzed,and resolved the building height control in the reality of the situation facing,found that the current building height control target of the fuzzy control technology and the lack of problem,also found that a high degree of regulation and control is relatively rare,suggests building height is one of the most flexible index in the planning and control,has a certain game space.However,in the process of planning and management,the understanding of value connotation that may exist in the high game,especially the understanding of publicity and its related public restoration mechanism,has not been paid much attention.Finally,aiming at the problems existing in the highly regulated,clear the goal of building height control for the public,of both economy and build on the level of city level-district level-plot)building height control system,emphasizes the attention of all levels of the contents,as well as its integration with the existing planning system,and puts forward strategies for the implementation of the control system and the suggestion.At the same time,it discusses the highly controversial issues in order to make contributions to the theory and practice of urban spatial form control.
