| In December 2015,the Central Economic Conference repeatedly proposed supply-side reforms,demanding innovation-driven,optimizing industrial structure,and achieving the development of “innovation,coordination,green,openness,and sharing”.In the same month of the same year,the “Guangzhou Urban Renewal Measures” was officially released,marking the transformation of Guangzhou’s urban development from incremental expansion to stock update,with the goal of implementing the central supply-side reform strategy,focusing more on the optimization and upgrading of industrial structure and the efficient use of land resources.Since the reform and opening up,with the rapid development of urban economy and financial commerce,Guangzhou has gradually formed a Class A commercial and commercial building cluster center such as “Dongfeng Road – Huanshi East Road” Business District,Tianhe Business District and Zhujiang New Town Business District.It has become one of the important carriers for carrying out the urban economic development of Guangzhou,and has many uses such as exerting land energy efficiency,optimizing the space environment,promoting industrial upgrading,and gathering various resources.However,there are also a large number of inefficient or idle old business buildings in these business districts and even in the central city,facing the risk of decline or even elimination.Under the background of efficient use of urban land and industrial transformation and upgrading,revitalizing the stock space carrier and promoting the transformation and development of old business buildings have become an important starting point for promoting urban economic development.At present,many economically developed cities in China have incorporated old business buildings into their work plans,and correspondingly introduced support policies,which indicates that the urgent need for renovation of old business buildings has become a consensus.As one of the oldest districts in Guangzhou,Yuexiu District has a large number of business buildings,obvious advantages in building location,high economic value and rich cultural value.Most of the old business buildings in Yuexiu District are faced with the problems of single function,backward facilities,poor space,poor environmental quality and high vacancy rate due to various construction time,low standard,and competition for high-end office buildings in the new urban area..With the development of the wave of innovation and entrepreneurship and the changes in post-modern social work and lifestyle,the open,shared,comfortable and convenient office environment,intimate and personalized supporting services have become standard.Under this circumstance,it is imperative for the old business buildings to be structurally transformed on the supply side as a city stock resource.At present,Yuexiu District has launched relevant policy documents to support the transformation and upgrading of old business buildings,and strive to adapt to the changes in space demand of new industries and enterprises and personnel,further enhance the space quality of old business buildings,and achieve new values and uses.Expand urban storage space,improve urban functions,promote urban economic transformation and upgrading,and form new urban economic growth points.Taking Yuexiu District of Guangzhou as an example,this paper investigates the status quo of the old business buildings in Yuexiu District to adapt to the spatial renewal of industrial replacement,and deeply explores the contradictions and problems faced by the old-fashioned business buildings in Yuexiu District to adapt to the industrial replacement.Combining the domestic and international frontier theory and the experience of successful practice cases,this paper proposes a targeted spatial renewal design strategy for the old business buildings in Yuexiu District to adapt to industrial replacement.The article is divided into six parts:The first part is the introduction.Explain the research background of the thesis,clarify the research object and scope,research purpose and significance,conduct in-depth study of relevant laws and policies and domestic and foreign literatures in China,explain the research methods and construct the technical framework.The second part is related concept analysis and basic theoretical research.The concept of old business buildings,industrial replacement and space strategy is defined.The industrial characteristics and spatial characteristics of old business buildings and the main factors affecting the spatial renewal design of new industries are analyzed.The relevant basic theories involved in the paper are also discussed.Explain.The third part is the current situation research and analysis summary.Based on the background of promoting the transformation of old business buildings and the policy of building industry and space environment development,this paper analyzes the overall situation of the renovation of old business buildings in Yuexiu District,and selects Yangcheng Tongchuanghui,289 Art Park and international intellectual property innovation.The typical cases of the three Yuexiu Districts of the Entrepreneurship Base were conducted on-the-spot investigations,summarizing the trends and characteristics of the old business building industry replacement,and the technical methods of spatial renewal.The interviews and questionnaires were used to investigate the space requirements of the building staff.Finally,combing the three aspects of new industry characteristics,space requirements and space update technology,to understand the constraints and bottlenecks in the current space update design.The fourth part is a practical case study.In-depth analysis of Shanghai Linyi 188 Financial Entrepreneurship Park,Tianjin Fanhua International Building,Shanghai No.0 Bay three replacement cases,for the problems in the third chapter,with reference to the space strategy of practical cases,combined with the previous basic theoretical research,put forward the industrial development trend Experiences in three aspects: functional space composition and layout,and space environment update technology.The fifth part is the space strategy.On the basis of in-depth study of the impact of industrial replacement on the development of old business buildings and the development of the current situation of old business buildings in Yuexiu District,this paper proposes a spatial update overall design strategy for the old business buildings in Yuexiu District to adapt to industrial replacement.Firstly,the purpose of industrial replacement is clarified.Secondly,the principle of spatial adaptive design is discussed.Finally,the technical level of old business buildings is discussed from five aspects: pre-assessment,functional space composition,spatial layout reconstruction,space style design and space
