Research In Renewal Strategy Of Old Residential Areas In Yuzhong District Of Chongqing Under The Concept Of Inclusion

With the stage evolution of urban development,urban renewal has become an increasingly important issue in urban construction.In 2014,China's new urbanization strategy proposed to shift from the extension of growth to the connotation of development,from incremental construction to increasing equality.Yuzhong District is the only fully urbanized area in Chongqing.The old residential areas included in the urban central area have been dilapidated and can not meet the living and spiritual needs of residents.However,the incremental demolition and renewal methods used in Yuzhong District in the past decades are not applicable to the existing old residential areas.First,most of the old residential areas still have 20-30 years of service life.Removal and renewal of the old residential areas will result in a lot of waste of resources.Second,there are a large number of middle-income and low-income residents who are unable to afford the high cost of new housing.To this end,Yuzhong District has begun to explore new renewal methods,such as residential elevation renovation in 2012,comprehensive community renovation in 2015 and other renewal practices,which have certain effect on the upgrading of old and old residential areas.However,limited by some funds,implementation,technology and other conditions,planners pay more attention to the improvement of residential building structure and facilities layout,and lack of excavation of residential regional spatial characteristics,resulting in the loss of community cultural characteristics and urban vitality.Based on the research and summary of five old residential renewal practices in Yuzhong District in recent years,this paper summarizes four existing contradictions: public open space,public supporting facilities,social and human environment,and current renewal mechanism.Aiming at the predicament of Yuzhong District,this paper introduces the concept of "inclusiveness",and considers how under the condition of less capital investment and land construction in stock,and how to maintain the formed community network to directly support social stability.
