As of the end of 2017,China has become a country with the largest number of the elderly in the world.The urbanization in our country hasn’t stopped even under the trend of rapid growing number of the elderly in cities.Impacted by our traditional concepts and economic conditions,home-based care is still the mainstream mold for the elderly in China,with a majority of the elderly in cities living in old residences in downtown areas.In this paper,residences built between 1980 s and 1990 s in Shenyang,which account for a large percentage in the existing residential buildings,are selected for study.Mostly in masonry-concrete structure,these residences maintain a good shape after twenty odd years,except that the functions cannot satisfy the demands of people who live inside these buildings nowadays.Most of these people are aging,and such buildings need refurbishing to be made suitable for the elderly.Currently Shenyang municipal government has carried out modifications for some of the old residences,but hasn’t initiated special refurbishment program to make them adapted to the elderly.Neither are there special studies on such refurbishment design.Under the context,the paper aims to summarize problems existing in the residences in terms of suitability for the elderly by literature investigation and field investigation,taking into account the physical and physiological demands as well as the actual needs of the elderly.The paper takes as precondition the economic factors impacting the implementation of the refurbishment,puts forward strategies to solve problems of elderly orientation through various refurbishment technologies,and makes appropriate design schemes based on the actual condition of the existing residences.
