The prefabricated construction model is a new construction model under the needs of China's construction industry reform and social development.In recent years,China has vigorously promoted prefabricated construction.Countries and provinces and cities have also issued various policies to encourage the development of prefabricated buildings,which greatly reflects the importance attached to the application of prefabricated construction models in China.The prefabricated construction model overcomes the shortcomings of the traditional construction model such as high construction intensity,large resource consumption,chaotic management,excessive construction waste,and environmental pollution to a certain extent.Compared with the traditional cast-in-place model,the prefabricated construction model Reflecting its unique advantages,it has the advantages of short construction period,high efficient production efficiency,energy saving and environmental protection,and responds to the strategic needs of China's green building and sustainable development.However,prefabricated construction has been developing slowly since its popularization.One of the important reasons is that the construction cost is higher than the traditional cast-in-place construction model.Nowadays,the prefabricated construction mode accounts for a small proportion of new buildings,and the high cost greatly hinders the rapid development of the prefabricated construction mode.To make prefabricated buildings develop rapidly,it is not enough to focus only on the quality and technical level.In other words,it is necessary to pay attention to the control of economic costs while developing technology and controlling quality.At present,one of the important contents of China's projects is cost control.To control the cost of prefabricated construction mode,it is necessary to study the factors that affect the cost of prefabricated construction and further reduce costs.This article first elaborated on the relevant theories of the prefabricated construction model.By comparing the cost composition of the prefabricated construction model with the traditional cast-in-place model,the difference in cost composition was analyzed.Then,after reading a lot of domestic and foreign literature and combining with the expert interview method,the 37 identified cost influencing factors were revised and summarized,and 28 influencing factors that had a greater impact on the cost of the assembled construction model were selected;Identify 21 factors and 6 public factors that affect the cost of prefabricated construction mode,namely production stage factor,transportation stage factor,construction and installation stage factor,design stage factor,management factor,and policy factor,and determine 21 cost impacts The load distribution of the factors,and then rename the common factors.Finally,AHP is used to analyze the weight of each influencing factor to determine the key influencing factors of cost.Finally,according to the identified influencing factors that affect the cost of prefabricated buildings,we propose optimization measures for prefabricated buildings.The research results can not only provide solutions for all parties involved in the project,but also provide a basis for the country to vigorously develop prefabricated buildings and improve the market Competitiveness guarantees the long-term development of prefabricated buildings.
