Analysis Of The Factors Affecting The Cost Of Prefabricated Building And The Control Measures

Nanning is the capital of Guangxi province and the permanent venue of ASEAN Expo.As early as 1977,Nanning was a pilot city of industrial buildings.At present,Nanning is also one of the cities with rapid development of construction and real estate industry in southwest China,and it plays a certain exemplary role in the promotion of prefabricated buildings.Based on the cost of prefabricated building,this paper analyzes the key factors affecting the high cost of prefabricated building in Nanning,and puts forward the corresponding control countermeasures and Suggestions,so as to provide reference for the promotion of prefabricated building in Nanning.This paper mainly discusses the cost of prefabricated building,and the basic content of the research mainly covers the following parts:(1)Nanning prefab construction cost influencing factor indexSystem Factors influencing index system is the foundation of the thesis,this paper first analyses the composition of prefabricated construction cost and the WBS work breakdown structure,and a lot of reading literature,sorting,induction and to establish the prefabricated construction cost of preliminary factors influencing factors set,through field survey and expert interview further correction factors,the 19 Nanning prefabricated construction cost factors influencing indicators.(2)Analysis of the factors affecting the cost of prefabricated buildings in Nanning and determination of the key factors.In order to reduce the artificial subjective influence,this paper adopts a combination of subjective and objective methods,namely DEMATEL method and entropy weight method to determine the weight of 19 influencing factors.Firstly,DEMATEL method was used to calculate the causation and centrality of 19 influencing factors,and factors were sorted according to the size of these two index values to determine the subjective weight by centrality.Secondly,the entropy weight method is used to assign objective weights to the influencing factors.Finally,the combination weight is determined by the combination model of minimum deviation of subjective and objective weight reuse,and the key influencing factors are determined by the combination weight.(3)Nanning prefabricated building cost impact factor evaluation modelThis paper collected from Nanning real estate developers,construction units and government agencies and other units of expert questionnaire,based on the combination weights obtained from above,build Nanning prefabricated construction cost factors of fuzzy comprehensive evaluation model,finding out the design phase is the key to Nanning prefabricated construction cost factors,the degree of standardization of the design is the most important factors affecting index,at the same time,according to Nanning with building industrial background,the regional characteristics of social recognition is not high,offered to pay attention to the quality of prefabricated construction,to speed up the perfect technical standards and quality acceptance standard;Finally,this paper puts forward the countermeasures and Suggestions for cost control from four aspects: training professional and technical personnel,cost management of the whole life cycle,deepening the reform of construction industry and making corresponding policies based on supply and demand.
