The report of the 19 th National Congress of the Communist Party of China pointed out that the main contradictions in our society have changed,and the needs of the people have changed from material and cultural needs to the growing needs of a better life.In the field of housing,the period of quantified demand in short supply has ended.Housing construction has gradually entered the stage of high-quality development,and high-quality housing has gradually become the living tendency of modern people.However,the housing construction under the high-speed urbanization has long been in a fast-growing extensive production mode,which not only does not meet the requirements of sustainable development,but also brings a series of quality problems.Promoting high-quality construction and high-quality development of houses has become an urgent demand of the housing industry,and providing quality houses that truly meet the needs of users has also become a trend in the housing market.However,in the background of the increasingly prominent demand for quality housing,the research on housing quality demand is insufficient,and the standard to measure housing quality has not yet been issued,which will not only bring difficulties to the construction direction of quality housing,but also lead to resource waste and other problems due to the mismatching of housing quality supply.In view of this,it is very urgent to establish the quality evaluation system of high-quality housing from the recognition of users’ quality needs.In order to fully identify the quality needs of users,provide developers with the direction of high-quality housing construction,provide users with high-quality housing that really meets the needs,and provide the government with reference standards to measure the quality of housing,this study proposes a method of housing quality demand identification and importance analysis based on Kano model,and on this basis,an extension cloud model for high-quality housing quality evaluation was constructed.First of all,based on the analysis of domestic and foreign research status,combined with the reality of China’s housing market,the research object and scope are defined;secondly,through literature research,user interviews and field research,the user’s quality demand and specific contents for high-quality housing are collected and extracted;then,the questionnaire survey and data analysis processing are carried out by using Kano model to identify,classify and select user quality demand items,and obtain the final quality demand classification results and the ranking of the importance of various needs in combination with importance calculation;finally,based on the demand identification and importance analysis,a composite evaluation hierarchy model of high-quality housing quality is constructed.According to the extension cloud evaluation process,the MATLAB program algorithm is used to complete the housing quality evaluation classification,and a housing project in Dalian is taken as an example for verification.The research shows that the method of high-quality housing quality demand identification and importance analysis proposed in this study fully considers the residential demand of residents.The research results can provide guidance for developers to build high-quality housing,and can also provide references indicators and weights for the evaluation of high-quality housing.On this basis,a high-quality housing quality evaluation index system is established,and the effectiveness and feasibility of the housing quality evaluation model constructed in this study are verified through the application of examples,which is convenient for computer programming,and provides a new way of thinking for housing quality evaluation.
