Research On Cost Optimization Management In Design Stage Of Banshan Hot Spring Art Town Project

Based on a large number of references,this paper focuses on the analysis of the relevant theories of cost management in the design phase of the whole life cycle of construction projects,discusses the necessity of cost optimization management in the design phase,and conducts in-depth research on the cost optimization management in the design phase of the actual case-Banshan Hot Spring Art Town Project,exploring how to use limited funds to reduce the construction cost of real estate development projects on the premise of satisfying reasonable functions and usage requirements.Firstly,the paper introduces the general situation of the project of Banshan Hot Spring Art Town,determines the target cost of quota design,and analyzes the overall arrangement of quota design.Secondly,three theories and methods of project design optimization(multi-index comprehensive scoring method,static investment benefit evaluation method and value engineering method)are selected for comparative analysis,and value engineering theory is used as guidance for comparison and selection analysis of design schemes,and hot spring characteristic hotel,which accounts for the largest proportion of total investment target cost,is selected for in-depth study of design scheme optimization.Among the three alternative design schemes for Hot Spring characteristic hotel,the value engineering analysis method is used to optimize scheme 2,and the design optimization sequence of branch projects is further determined,i.e.main structure and building engineering,basement engineering,decoration engineering and foundation engineering.On this basis,the design improvement and cost optimization analysis are respectively carried out on the plane layout,wall and steel bar configuration in the architectural and structural design,the civil air defense basement project in the basement project,the column net size,the earth covering thickness,the structural roof and so on,and the interior and exterior facades of the decoration project.After the design improvement of the building structure,basement,decoration and other projects,the construction and installation project cost of Hot Spring characteristic hotel has been reduced by 9%.On the premise of advanced technology and reasonable functions,the goal of cost saving has been achieved and the expected goal has been achieved.The research on cost management in the design phase based on actual projects is of practical significance for reducing the cost of real estate development projects and has reference value for improving the cost management level of real estate development projects.
