A few years ago,the construction market boomed as the economy overheated.However,in recent years,as the number of real estate tends to be saturated,coupled with the global spread of COVID-19 and the increasing downward economic pressure,Chinese housing construction projects must pay attention to quality and schedule management,but also pay attention to the fine management of project cost(cost).Only in this way,the construction unit can survive in the depressed environment,otherwise,can only be eliminated by the society.By consulting A large number of domestic and foreign literature and collecting quite a number of empirical cases,the author of this paper has mastered the relevant data and materials.On this basis,the whole process project cost management of the actual work house construction project A is taken as the research object.First of all,The method of multiple disk,TOPSIS method and fish bone diagram method are adopted to sort out and analyze the typical problems in the decision-making stage,design stage,bidding stage,construction stage and settlement stage of 4-1-026 block(Phase I)of project A,such as unscientific decision-making,conservative design index,unreasonable bid evaluation method,implementation deviation is not easy to be found,hidden project is not truthfully recorded In-depth analysis;Secondly,in the 4-1-0307 block(Phase II)project,optimization measures were discussed by means of comparison and selection of business types,item estimation of investment,quota design,value engineering,comprehensive bid evaluation method,earned value method of early warning,and standardization of concealed works system and process,and optimization research conclusions were drawn in the whole process of the project at each stage.Finally,based on the above analysis results and optimization plan,the author puts forward the optimization implementation guarantee suggestions for the whole process cost management,including organization,economy,technology,personnel,management system and other aspects,and then fully demonstrates the innovation of the whole process cost management in real estate projects before and after optimization through comparison.This paper focuses on the comparison of the cost management effect before and after the optimization of relevant methods and tools for the corresponding problems in the five stages of the first phase and second phase of the housing construction project,to show the typical problems that trouble the whole process of the housing construction project cost management,improve the cost management level,and to provide reference for the whole process of the subsequent project cost management.
