In recent years,with the rapid development of the economy,China’s real estate industry has become one of the most obvious growth industries.The development of the real estate industry not only plays a certain role in pulling the national economy,it also optimizes the economic structure of the wh ole market to a certain extent.However,due to the particularity of the real estate industry,such as the relatively high cost of investment,the construction cycle is relatively long,and there are many unpredictable risk factors,so real estate projects from the project,investment,construction to sales and other life cycle may be accompanied by a large number of risk factors.In particular,in recent years,the real estate market has developed rapidly,and the enthusiasm of home buyers and investors in investing has increased rather than decreased.The benefits and risks go hand in hand.Therefore,research on risk management in the whole life cycle of real estate projects is carried out,is of more urgent practical significance and necessity.The RC City Bandaohaoting residential project is an ecological housing project developed by Chengshan Group,the largest tax paying group in RC City.The project is located in the Xiekou Island area of RC City,east of RC City Bay South Road,and constructed along the coastal ecological corridor.Lizhi Golf Club in the west and provincial Road 908;Liming South Road to the north,the environmental location advantage is obvious.From the perspective of the project developer,namely Chengshan Group,this paper takes the RC City Bandaohaoting residential project as the research target,comprehensively utilizes modern risk management theory and tools,and combines the project reality.Sensitivity analysis,fuzzy comprehensive evaluation,quantitative analysis and break-even analysis are used to evaluate the main risks identified in the investment decision-making stage,early planning stage,construction stage and lease and sale stage respectively and put forward targeted risk response and monitoring strategies.In order to build the risk management model of the RC City Bandaohaoting residential project,and for the same type of real estate project life cycle risk management research to provide theoretical and practical experience.
