Study On Cost Control Of Residential Buildings At Nanyuan Airport

With the development of our country's economy and the continuous updating of technology,the problem of cost control in construction engineering becomes more and more prominent.Due to the wide variety of project conditions,there are still some problems in the actual work of cost control process and method.In particular,the monitoring of profits is not very mature and needs further research.This paper takes the project of residential building of nanyuan airport as the research object and starts with the problem of cost control.In the process of cost control,problems such as imprecise work,inaccurate breakdown of work content,unscientific monitoring of cost changes,and ill-targeted corrective measures have emerged.From the principle of cost control,the steps,the parameters of earned value method,indicators and other aspects of in-depth analysis,identify the causes of the problem,formulate a cost control plan,the entire process of the project cost control.The cost control plan is applied to specific projects.First,cost control is carried out using AHP at the design and bidding stages.An expert review team is established to review the plan and reduce the preliminary design estimate by 650,000 yuan.Secondly,during the construction phase,the cost status of the project is analyzed using the improved earned value method.Based on the analysis results of the improved earned value method,control measures are proposed,and the unit cost is reduced by strengthening personnel deployment and control,strict entry registration,and volume accounting.At the same time,we have done a good job of connecting the processes,purchasing materials in advance,preparing equipment for installation,etc.to speed up the progress,and achieved the effect of reducing unit costs and accelerating the construction schedule,which increased the profit during the construction phase by 230,000 yuan.Finally,during the completion phase,cost control is carried out in strict accordance with the process and regulations,and the preparation and communication coordination work is done in advance,avoiding the additional costs.Through practice,the goal of cost control is achieved.This paper summarizes the research status of cost control at home andabroad from the theoretical level,and uses the cost control plan formulated to implement the specific project to verify the effectiveness of the cost control plan.For the construction project cost control has a certain reference role,but also for the better development of cost control provides a reference and theoretical basis.
