With the development of The Times,the renewal of the old city pays more and more attention to the sustainable development of history and culture,which results in that the traditional renewal mode and idea of developing commerce and tourism cannot meet the development needs of the old city.At the same time,the people-oriented idea has penetrated into all aspects of the planning work,and the residential function of the old city has become more prominent in the renewal of the old city.In this context,this paper chooses Yingping District,a typical old city renewal case,as the research object.With the aid of new institutional economics and urban planning and related theory,from the perspective of micro main body to conduct the thorough research to the update process,through data collection,field investigation and in-depth interview method,such as summary update case different participation main body behavior logic of the update process,the final attempt to be summed up as a rich practical significance update mode,in order to provide reference for other similar old city renewal.The research finds that the essential reason for the plight of old city renewal under the background of cultural protection and people-oriented is the neglect of the residential function of old city.Taking Yingping district as an example,the empirical study on its current situation shows that the residential function is one of the most important functions in Yingping District,but the living quality in the district is extremely depressed at present.Through the analysis of residential reconstruction dispute cases in Yingping district,it is found that the main reasons for the current residential renewal policy to be difficult to promote are the uneven distribution of interests of the participants and the complex street environment.Based on the classification and analysis of outstanding cases completed by Ying Ping with the help of new institutional economics,it can be seen that these cases form a tacit understanding between "action subject-space-benefit",that is,to maximize the benefit ofparticipating subjects by enhancing the residential vitality of the old city.Then it analyzes the research content of the residential vitality of the old city,and finally puts forward the old city renewal strategy of "whole plot planning,unit promotion,win-win system,and improvement of vitality".This paper is divided into six chapters.The first chapter is the introduction,which introduces the research background,research overview,research ideas and research framework of this paper.The second chapter is an overview of the current situation of Yingping district.It investigates and summarizes the development process,buildings,property rights,streets,residential vitality and existing renewal ideas.The third chapter is about the implementation of residential building renovation policy in Yingping district and case research.From the perspective of micro subject,it analyzes and summarizes the behavior motivation,process and effect of all relevant subjects in the six dispute cases of Yingping renewal.The fourth chapter analyzes the types of residential improvement in Yingping district from the perspective of new institutional economics.It analyzes the existing excellent renewal cases in Yingping from the perspectives of property rights,scale and cooperative symbiosis.It concludes that the starting point of residential quality improvement is to stimulate the residential vitality in the old urban areas.The fifth chapter is about the construction of the old city renewal system based on the improvement of residential vitality.The sixth chapter is the conclusion and prospect of the research.The main conclusion of this paper is presented.The shortcomings of the research are discussed and the research work is prospected.
