In the context of the central government’s vigorous macroeconomic regulation and control of the real estate industry,some small and medium-sized real estate development companies in Chongqing have faced tremendous survival challenges after experiencing an era of supply shortage in real estate.In order to reduce the survival risk of project changes to Chongqing small and medium-sized real estate companies whose technology and management are not mature enough,this paper analyzes the physical dimensions of engineering changes of Chongqing small and medium-sized real estate companies based on WSR theory.The affiliation dimension control system for Chongqing small and medium-sized real estate company’s engineering change is established,and completed the research of the Chongqing municipal small and medium-sized real estate company’s engineering change human-dimensional coordinated management system.The main research contents are as follows:(1)By identifying the factors of 1,506 engineering changes that have occurred in Chongqing’s small and medium-sized real estate companies,the physical dimension factor analysis of engineering changes in Chongqing’s small and medium-sized real estate companies was completed.Obtained the ten key factors of Chongqing small and mediumsized real estate company engineering changes and the logical hierarchical relationship between the factors.The ten key factors for the engineering change of the Chongqing small and medium-sized real estate company are: project hurry,omission of the contract content,optimization of the construction plan,the need to ensure the safety of personnel,management problems of the owner,new work content,construction quality does not meet the requirements,acceptance requirements,Local function changes and design omissions.The ISM structure model is calculated according to the key factor relationship matrix.The root factors of Chongqing small and medium-sized real estate companies are "project rush" and "owner management issues",and the second level of key factors for project changes are "missing contract content"," "New work content" and "Construction quality does not meet requirements".The third-level factors of engineering changes key factors are "optimization of construction schemes" and "acceptance requirements".Key Factors of Engineering Changes The fourth level factors are "guarantee personnel safety needs","partial function changes" and "design omissions".(2)Through the analysis of the root factors of the project change,build the affiliation dimension control system for the project change of Chongqing small and medium-sized real estate companies.Obtain the project’s economy(project estimate amount,contract amount change rate,cost containment risk degree and investment change rate),construction period(process duration impact,adjacent process impact,total duration impact),safety(structural safety,construction safety and personnel The four main indicators of safety)and risk(claims risk,technical risk)have realized the engineering change value engineering evaluation of small and medium-sized real estate companies from the perspective of the owners.From the preliminary review of engineering changes,the identification of engineering change factors and technical review,the risk control of engineering changes,the implementation and summary of engineering changes,the hierarchical authority is decomposed,and the effective control of the owner’s engineering change process approval is completed.(3)Collaborative management analysis was conducted from the inside and outside of the owner,breaking the separation of project engineering change management caused by different professions and stages,and integrating management thinking and behavior.The owner’s internal is mainly from the optimization of organizational structure and the establishment of reward and punishment mechanisms to achieve coordinated management.Cultivating external benign competitive relations and adding communication and communication platforms are helpful for external collaborative management.
