Space Design For Industrialized Social Housing In North-east Region Of China Based On Level Separate Method

Thirty years after the implementation of the housing system reform,the promotion of urban security housing construction remains one of the most concerned people's livelihood issues in China.With the rapid development of social economy,the quality and life expectancy of affordable housing has begun to receive attention.In the construction of affordable housing,attention is paid to improving the comfort and adaptability of space,which is conducive to embodying humanized care and promoting the submarine awareness of social equity and equality.Therefore,it has certain political significance.At the same time,China's housing industry is facing a major challenge of transformation and upgrading.Indemnificatory housing is being built at high speed and in large quantities all over the country.The design and construction of indemnificatory housing is developing towards the direction of new industrialization.The industrialized construction method has the potential to improve the quality and adaptability of the house,and the standardized design of the space is an important prerequisite for the industrialization of the house.At present,with the goal of improving spatial adaptability,there are few studies on the standardized design of affordable housing space.Based on the theory of open housing,this paper separates the hierarchy of affordable housing and discusses the design theory that its basic structure is standardized and its space is more suitable for humanized needs.In this paper,the open housing theory is used to intervene in the design of affordable housing space in Northeast China,and try to separate the residential level into two parts: base building and infill.The base building is determined and built by the architects and developers to provide residents with a structural security,basic municipal services,a framework of access and public spaces,and the infill is determined and organized by the residents,including the enclosed private space and Body parts,such as partition walls,integrated parts and equipment in the house.The base building limits the infill after hierarchical separation,but in order to make the infill have the degree of freedom required by the household,it is necessary to proceed from the space design of the infill to carry out the system design of the base building.The first step of the study is to standardize the design of the residential functional space of the infill.This step is the basis and foundation of base building standardization design.The standardization results are conducive to the coordinated development of the general part system,and facilitate the adaptive transformation of households.The standardized design focuses on modular coordination,summarizes the simplified model of functional space and confirms how to meet the design requirements of scale comfort applicability through the preliminary investigation of household use needs,discusses the reasonable optimal size and module of functional space,and then puts forward the space design and component construction strategy.The second step is to systematically design the base building of the house.In order to make it spatially adaptable,the study used the SAR method of open house for plane analysis.It is divided into four steps: The first step is to summarize the distribution characteristics of the standard layer of affordable housing in Northeast China and classify its plane.In the second step,combined with the residential functional space standardization design results,the size of the affordable housing infill module combination is designed.The third step is to analyze the family life cycle and space requirements of the guaranteed population,select the affordable housing of a certain section to establish a plane modulus grid,and design the basic unit and derivative unit to verify that the basic structure can meet the elastic space requirements of the residents.The fourth step is to propose an application strategy to achieve the sustainability of the functions of the base building.The above two major studies constitute the research results of the standardized design of industrialized affordable housing based on the hierarchical separation method.Its significance is embodied in three aspects: in terms of theory,the realization of the hierarchy of affordable housing in the northeast region by the theory of open housing,the realization of system separation,and the design method of base building;In practice,the coordination of residential functional space of indemnificatory housing and modular of integrated components has been completed,which provides a basis for the industrialization of interior decoration of indemnificatory housing;At the social level,improving the spatial adaptability of affordable housing is conducive to long-term satisfaction of people's living needs,and is of great significance in improving people's livelihood and promoting social harmony.
