Accompanied with the great development of green buildings in China, more and more buildings have been certified by China’s Green Building Label in recent years. However, their actual performance hasn’t got enough attention, and there are always distinctions between the performance and the design. Meanwhile the current evaluation systems are insufficient for comprehensive quantitative assessment of operational performance based on the actual performance data. Under this background, the thesis will analyze the actual performance of green office buildings in China and establish a comprehensive post-occupancy evaluation(POE) system. The frame work is as follows.Firstly, the actual performance of green office buildings is analyzed in both directions of energy consumption and environment quality. The result shows the energy consumption of green buildings certified by China’s Green Building Label is low as a whole, while the value varies from each building. The physical parameters of indoor environment basically reach the design goal. The questionnaire survey indicates that the green building possesses significantly higher satisfaction level than the conventional building and the difference is particularly obvious in the indoor air quality, thermal comfort and overall environment.Secondly, based on the post-occupancy evaluation system in the first stage, the thesis optimizes the evaluation system. “Reference building method” is established because the database of energy consumption is not complete and exact. The energy sub-metering model and building classification information are prescribed. The process of an analysis step by step on the building performance is established. By reference to the bill of materials for POE, the thesis shows the concrete operating procedure of evaluating with two building samples, and discusses the energy-efficient operating concepts of “fulfilling the potential energy saving with natural and adjustable operating model to adapt to the personalized needs” raised in the evaluation system.Besides, considering the physical meaning of scores in the POE system is not clear, some evaluation indexes combining the environmental quality and corresponding subentry consumption are proposed. The research applies the indexes, analyzes the ASHRAE thermal comfort standard and operating model of fresh air handling unit, and discusses how to balance comfortable environment and low energy consumption.Finally, the thesis summarizes the current work, points out the shortcomings and follow-up directions.Achievements of this study give good reference for study of actual performance of green office buildings at home and abroad, operating model of energy-saving building, improvements of indoor environment quality and satisfaction level, and comprehensive quantitative assessment system of operational performance.
