Research On Risk Management Of Comprehensive Development Project Of Beijing Metro BAH Metro Depot

With the continuous development of China's economy and society,China's rail transit construction has entered a period of rapid development.However,compared with the huge investment in subway construction and operation,the revenue of the subway is far from the same.Practices at home and abroad have proved that subway bundled property development and the revenue-feeding rail transit construction model is an effective method,especially for the comprehensive development of metro depots,which have a positive effect on the intensive use of land resources,improving comprehensive benefits,and improving urban functions.The comprehensive development model of the metro depot superstructure will inevitably become a trend.After years of practice in the comprehensive development of metro depot superstructures in cities across the country,valuable experience has been accumulated,the technology is becoming mature,The investment company gradually changed from being "made" to "doing good" in the first place,pursuing greater benefits,so the risk management of such projects has been paid more and more attention.This paper summarizes the risk management theories and methods of general real estate projects through literature research,combines the characteristics of the development project of the Beijing Metro BAH depot,and follows the steps of risk identification,risk assessment,risk response,and risk monitoring in the risk management process.Conduct research on BAH project risk management.First,use the brainstorming method to identify risks from the BAH project investment decision-making stage,pre-preparation stage,construction and construction stage,rental and sales management stage;second,use the subjective scoring method and AHP to construct the BAH project risk evaluation model and calculate and solve,Evaluate each risk factor from the two dimensions of the probability of risk occurrence and the degree of harm;finally,according to the results of risk identification and evaluation,put forward risk response measures and monitoring methods.This paper applies the general risk management theories and methods to the development of subway car depot development projects,explores the risk management path of such projects,provides support for BAH project risk management,and also provides risk management for subway vehicle base development projects Research provides reference and reference.
