Settlement Refined Management Of General Construction Contracting Enterprise A

Completion settlement is a process that every project must go through.It can not only measure the management level of construction enterprise but also it is related to the benefits of enterprises closely.With the rapid development of China's construction industry,the competition of enterprises is becoming more and fiercer.It is undoubtedly that a satisfactory settlement result can help the enterprise survive and develop.Therefore,how to realize the settlement fine management,reduce construction cost,improve the profit rate of completion settlement and bring more benefits to the enterprise is the focus of this paper.Since it is established,the general construction contracting enterprise A has undertaken more than 300 projects,and there are several projects need to be completed and settled every year.This paper is based on the investigation of the settlement results completed,and sum up four problems affecting the completion settlement profit rate.They are some defects in the preparation of bidding documents,resulting in the problems of loose calculation of quantities,lacking of items in the bidding list,which lead to the project cost increasing and the settlement profit rate decreasing.The materials management is careless,resulting in the problems of materials keeping careless,supply cannot match the schedule,which lead to the material loss rate increasing and the settlement profit rate decreasing.Poor management of visa and alteration lead to the cost increasing and the settlement profit rate decreasing.Unsound training system cannot increase the ability of the staff and cannot cut the cost properly.After the deep analysis of these problems,this paper puts forward four settlement refined management solutions from the perspective of bidding quotation,construction material controlling,site visa and design alteration management and staff training system by using the refined management theory.Putting forward guaranteeing measures strengthening organizational structure construction,incentive mechanism,raising settlement awareness,fetching in the talent and paying attention to the knowledge accumulation and precipitation.Through the research of this paper,the settlement refined management of general construction contracting enterprise A cannot only solve the problems existing in settlement,reduce the disputes arising from settlement,cut down invalid costs,improving the quality of settlement,enhancing the core competitiveness of enterprises,but also provide a reference for other construction enterprises in the management of settlement.
